I'm worried it may collapse Well, first ascertain whose responsibility it is. EG is the roof under any sort of warranty as in a new home? Regardless of whose responsibility, the questions that need answering are - Where is it leaking? Why is it leaking? A good start to answering both questions would be to spend some time in the roof-space when it is raining or when someone is spraying the roof with a hose. The actual leak can be many metres from the wet ceiling area as the water can travel on just about any structure in the roof-space. Then again, maybe the defect causing the leak will be obvious from the outside with a careful roof inspection. Sorry, the question is a bit vague to allow much more comment or be more helpful.... Typical dry day on inspection day so went in roof space over affected area. Identified a leaking plumbing fitting was the cause. Nothing to do with the roof at all. All options should be investigated thoroughly as first impression as to cause may not infact be correct. I can see several places around one end of the house where water is dripping in during the rain. It is also leaking around the ridge capping on one of the hips. Some of the tiles have cracks and some have moved apart. whenever anyone walks on the roof ( it is very steep) some tiles crack..due to their brittleness. some of the battens have also sagged. You may only have one or a few tiles that are cracked and broken and can easily be replaced. Same with the ridgecapping, It doesnt take much to repoint it. You could spend a couple of hundred repairing it or thousands replacing it. There are many factors in the decision. 1. The tiles are original (about 1918) On the underneath of them is a kind of lichen or mold (it is powdery) and the tiles are damp on the underside (you can feel it and see it). 2. There is no sarking.3.The tile battens are sagging and there a places where the hardwood supports feel damp and are getting a bit soft. Repairing the roof would be OK for a while but how long before the problems come back? I'm just worried that when anyone tries to walk on the roof the tiles are cracking. I dont have enough $ for a new roof so maybe I will just have to wait until I do and just hope it holds up long enough.
