You may only have one or a few tiles that are cracked and broken and can easily be replaced. Same with the ridgecapping, It doesnt take much to repoint it. You could spend a couple of hundred repairing it or thousands replacing it. There are many factors in the decision. 1. The tiles are original (about 1918) On the underneath of them is a kind of lichen or mold (it is powdery) and the tiles are damp on the underside (you can feel it and see it). 2. There is no sarking.3.The tile battens are sagging and there a places where the hardwood supports feel damp and are getting a bit soft. Repairing the roof would be OK for a while but how long before the problems come back? I'm just worried that when anyone tries to walk on the roof the tiles are cracking. I dont have enough $ for a new roof so maybe I will just have to wait until I do and just hope it holds up long enough.
