It could be that the original galvanised pipes have been replaced except for a section that is connected to the hot water system. If this is not the case, then it could be the HWS case getting rusty. Could be on the way out, first thing to go is a leak at the base of the unit where it usually rusts out. Regards Shane Thanks mate, yeah we replaced the HWS and it was definately it.
