Yes its on the list to replace when we get some capital. Our issue is the hot water pressure is very low, when we turn on 2 showers, or a shower and kitchen sink, the water flow drops right off. The cold water inlet has a non return and pressure reducing valve before hitting the tempering valve. I am hoping the problem may relate to muck inside the tempering valve. So do I have to fully dump the contents of the hot water cylinder down the drain, before opening the union joints on the tempering valve to clean the filters? And is the low pressure just a result of using an electric HW cylinder, though I thought it was supposed to deliver at mains pressure. So check the label and see what pressure it can stand. and then I'd suggest you talk to a plumber. It is not unusual for pressure to reduce when using two fixtures at once with hot water as the pipe within the home is only 1/2 inch compared to cold water which is 3/4 inch. IF the house was only built four years ago you would have a maximum water pressure of 500KPA from the main. Depending on a lot of variables and distance the HWS system is from the meter, pressure drop will occur before cold water reaches the HWS.
