Browse Forums DIY, Home Maintenance & Repair 1 Jul 06, 2009 10:04 pm We have recently bought a house with mould problems. The mould is under the house and its caused by a leaking shower. We have no idea how to go about fixing this. Should we call in a builder? We had a plumber come in to have a look he has advised us not to use the shower until the problem is fixed (lucky we have 2 showers in the house). Any way how do we go about fixing this. The wood underneath the house is rotting so I think we need to get new stumps under the house. Re: mould under the house 2Sep 02, 2009 7:38 pm The mold is from trapped stale air, not moving around, so you'll need to look at the sub floor ventilation. The shower leak, probably around the shower base or the waste, as long as it's not the mains pressure leaking, simply a case of working out where the leak is coming from and replacing whatever is leaking. Of more concern is your rotten sub floor, your entire house sits on this, you will get gradual movement unless you "make good " the subfloor, or sell the house and let someone else worry about it............. Good Luck!! Shaun Re: mould under the house 3Sep 03, 2009 1:19 am newhomeowner - Is the shower unit tiled on the wall? onc_artisan Where you are coming from is where you are going to... Re: mould under the house 4Sep 03, 2009 2:54 am SOME IMPORTANT QUESTIONS; 1. Were you made aware of the problem before you bought the house? 2. Was this condition brought to your attention and written into the contract to purchase? If YES, why did you not investigate the solutions before proceeding? If NO, I would suggest you have legal grounds to have costs to fix the problem paid for by the seller, or the sale reversed. Problems as significant as this MUST BE DISCLOSED. Now to what needs to be done with the house.... Have a good read of this site. http://www.mould.com.au/ All the info you need is there. Firstly a proper scientific mould inspection MUST BE CARRIED OUT by a mycologist or inspector trained in mycology. This will give you a 'scope of works' detailing what needs to be done, and they can recommend who can fix things. This is an absolute MUST. There will be all sorts of people offering advice and opinions. Do NOT be quick to act on any advice unless they are qualified in mycology. NOTE: Costs for these professionals is not cheap. Let alone the costs of proper mould decontamination, and/or reconstruction. All the more reason to look at your legal standing, as the person who sold you the house (and the selling agent) are negligent if they did not disclose the problem when you bought the house. Good luck with it all! Ash. This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this. As for the unscheduled site visits, most builders are quite… 1 28321 Yeah my reasoning is just that those house posts are designed for vertical load not lateral. I just didnt want to risk interfering with the existing house… 4 11541 you need to make an application to your local council for this as they are the approval authority for driveways cheers Simeon 1 7094 |
