CRACKS:
The building inspector said the cracks (see photos) are serviceability defect, and in terms of major defects and minor defects, the reports says "Typical", and the overall condition as "Average".
They seemed very/quite major to me, but the building inspector said that in Newtown, it clay soil type, and the buildings in Newtown usually have cracks, due to the drought over the last few years.
TREE:
This huge tree needs to go. I reckon that the tree itself and the roof is causing a lot of problem to the structure of the building's foundation (this is on the lower-ground level, and the crack is 2mm at places). The question is whether removing the tree all together is likely to stop the building structure to suffer further or make it worse because of the now rotting roots under the foundation once the tree is cut down.
Would underpinning help or it would not really do much because of the soil type - clay.
Any suggestion/comments, or if you could point me in the right direction for some professional advice would be great.
