I was wondering if anyone might be able to advise on possible drainage solutions? Would running an AG pipe at the front do the job? If so do I need to run it to a drain? Appreciate anyones advice! Re: Need advice with drainage problems 2May 25, 2009 6:20 pm You need to intercept the water before it enters the underneath area. Dig a trench in front of the slope deeper than the area where the water penetrates the building. (below footing top) You need to waterproof the area on the outside of the wall up to ground level. Ideally with a water proofing compound and then lay forticon plastic over it to a depth lower than your trench in front of the building. In the bottom of your trench lower than the area inside the building (below the top of the footings) you need to lay an ag. line (60 or 100mill, Id do 100) Fill the trench with blue metal up to about 150 from the surface, lay a agricultural cloth (weed cloth) over your trench and then fill with dirt up to a point just a little higher than the forticon plastic you laid against the brick wall. The plastic should rest against the wall from surface to footings and across the trench and under your ag pipe. with blue metal holding it in place against the wall. Have a slight fall on your ag line and connect it to Stormwater, ideally via a pit. I hope youre able to understand this....Im in a hurry at the mement and it might be a bit disjointed. Hmmm I have a similar situation except that it seems that some pipes are feeding into their random drain which pops up in the middle of my garden! I am guessing it may be the stormwater pipes but it just seems really random - should it not be going straight into Stormwater and not ending up on my garden in the middle of my lawn?! I attach a picture below. Will I have to do the same thing and divert this into a proper stormwater pipe? It is just another way to disperse water from an adsorbtion pit. When the pit fills or cant absorb more water, instead of the line backing up to your downpipes, it overflows onto the surface there. But it could also be a drain for a low ****** area. You need to know if your stormwater discharges into an absorbtion pit in the back yard or to easement or to the street. Re: Need advice with drainage problems 6May 25, 2009 7:15 pm Yes, Im a plumber, but I dont do private work. i contract to real estate agencies I can recommend a friend, his name is Warren joel, 0414647078, hes at putney. hes as very good plumber and hes quite reasonable and fair. its relatively easy though to work ut where your stormwater runs. if the block slopes to the front, it will go to the street. look for holes in the kerb. if to easement or absorbtion pit the block will slope to the back. your council Willoughby? will be able to tell you if theres an easement line in your property. I would be looking to get a quote on how much it is to clear out the pipes on the property but mainly focused on this pipe at the moment. When is a good time to call him?
