Browse Forums DIY, Home Maintenance & Repair 1 Apr 16, 2009 7:41 pm Hi, We're looking to buy this place in Melbourne, and following our own inspection, I've got a few concerns about the floor. Of course, if we make an offer, we'll have a professional building inspector look at it, but I thought it worthwhile to get some opinions for the forum. (been lurking a while, first time poster). It's single brick with concrete slab and suspended timber floor (presumably on concrete stumps). There is definitely some minor leveling issues inside, it's slightly wonky round the hall ways and in some corners. Also, weirdly, the bathroom is floorboards, and where these join the corner of the brickwork, the boards are starting to rot. In some rooms, easing some weight into the floor makes furniture and move around a bit. So it's pretty clear there are some floor issues. I don't know about this stuff, but I'd imagine it's fairly expensive, especially given there is no external access to the subfloor. If you were going to start poking about with it, redoing the whole floor would probably be the way to go, and I know this can be upward of $30k depending on size, extra work, finishing etc. Of course, the Real Estate Agent gave less dramatic story, saying 'it just needs to be leveled out... pull up one or two boards and adjust a few things and thats it'. What do you think is more likely? The asking price is actually quite good, even considering the possibility of major floor works, so I guess it doesn't hurt to go down the proper inspection route.
