Browse Forums DIY, Home Maintenance & Repair 1 Jun 01, 2023 9:22 pm I have recently purchased an old home built in the mid to late 50's on brick piers. All the piers have a slight rearward lean to them, when I place a spirit level which is 800mm in length the piers are out from between 25 and 40mm. With the exception of one all appear to be in good order and bearers are sitting firmly with no floor squeak or movement. The pier movement I believe is the result of water constantly sitting around piers which I intend to rectify. My Question to the forum: Should I be concerned about the lean on the piers and do I need to rectify or can it be left as I have no way of knowing how long it has been in its current state. You are right about drainage issues. Is there an acceptable level of movement where the cause can be rectified and the existing movement left as is and just monitored? The handover inspection reported that the floor measured over greater 10mm flooring in 2 m length in most bedrooms. I am waiting for the builder's investigation and their actions to get it fixed. The handover is waiting since Apr this year. What do you suggest I should do at this moment ? I understand you are not in Sydney region, so do you recommend me to conduct another handover inspection ? Any recommended inspector? It has been two weeks since the report received and sent to the builder, haven’t heard from the builder what to resolve the issue, OC has not received. The build has been lasting for 3 years from the day I signed to tender in 2020 including 6 months pause due to my health issue and a year of DA approval, Covid and lack of timber…. Now finally reached the handover stage, but still extremely slow in handling all issues. Should I seek for legal advice and mediation for speed up process ? I am still waiting…for builder’s investigation, if no news received within this week. I will be finding another building inspector to conduct detail investigation on ceilings, walls and every floor. Any suggestions of what type of building inspector I should be hire ? Any good referrals?
