So noticed some water damage to my timber floorboards and upon pulling off the plaster boards noticed a heap of water damage to the building structure and sub floor (2nd floor). It’s either coming from the above timber decking (bedroom balcony) or from the (even higher) roof. Being the corner of the house I can see the damage is rather limited but god knows how long this has been brewing.
Given there were no other signs of damage is home insurance going to cover this as the likely cause is poor construction - the house is no longer covered by builders warranty and the builder has also gone bankrupt (surprise surprise).
I’m worried about the cost of repair here as there is still probably more damage that is unseen to my eye. What type of company would be able to assess and repair properly? Based in SE Melbourne so any recommendations please PM me.
