Browse Forums DIY, Home Maintenance & Repair 1 Aug 05, 2022 7:04 pm Hi all, I have an issue with my building foundation where some movement seen to have occurred around the stumps. I had a few restump/releveling builder who came to check out the property and so far, all of them has said there's a moisture/wet foundation issue and two of them even said it's best not to do anything to the foundation until the ground is properly dried and the water issue rectified. I'm fairly new to anything home improvement wise, so just wondering what sort of roles should I be looking for to investigate and fix the issue of moisture/water around foundation? Plumbers would do the trick? I'm not sure if its due to rain or something else at this stage. Any tips on how to go about investigating something like this would be great too. Yes get your pipes checked for leaks. Also check for water ingress during heavy rains. If you're house is on any level of reactive clay then yes your re-stumping guys are wise to wait until the ground moisture levels have stabilised or it'll all just move again. How do you know the ground moisture levels have stabilised? Regularly testing the soil moisture in a few key locations will provide those answers and may also help establish the source of the water. It turns out to be storm water which flows from one side of my properly directly down into the foundation. I ended up getting a plumber to install perimeter agi drainage as well as some surface drainage (there were none), but that turned out to be a disaster... The outcome made it worse and I ended up getting an inspector to do a report on the drainage and went through a whole back and forth to get a refund on the whole thing... I'm sort of back at square one (or 1.5) but I have a rough idea of redirecting the waters away from my foundation. But it also opened up a whole can of worm where I'm contemplating on ripping out the old concrete driveway and redo it with proper surface drainage.
