We have a roof leak near a downpipe spreader. The leak has never dripped but there are wet spots on the gyprock inside. I cannot locate any cracked tiles or broken flashing. There is no sarking under the tiles. I have some theory’s on what may be happening but not sure. Can anyone help? Please see attached. Thanks! Re: Roof leak 4Apr 11, 2022 5:18 pm How often does it leak? Is it during every rain, or only during particularly nasty storms? We've had a similar leak during the particularly nasty storms in qld last month, but it didn't really leak a lot. Definitely not enough to leave any stains/mold. We also have the downpipe spreader in that location, but I chalked ours down to a strong wind blowing the water in somehow, since it's only occurred twice in the lifetime of the house. We have a patch of that sealing strip that isn't hugging the tile tightly, so I suspect it might be getting blown in via that. If you make sure all taps inside and out are turned off, what does the water meter show if you leave it for a while. 2 20240 Hi all, I am hoping someone has some ideas as to what is causing my bathroom leak. The leaking appears to mainly happen when we turn the sink basins on. It takes a while… 0 5084 DIY, Home Maintenance & Repair Are you doing this with a building permit?
