Every time I clean out the roof-gutters I find bits of tile. The broken corners of tiles seem particularly common. But the mortar seems to be cracking and loosening too. Obviously I'll need to get an expert in to have a look but I don't want to seriously think about a new roof for quite some time. Does it sound like there is solution short of replacement? Like, if it gets sprayed with that stuff they use on old roofs, will that not only keep the tiles waterproof but help them stick together? Presumably this is not replacing tiles but repointing existing tiles? All my tiles seem to be pointing in an orderly way (none askew).
