Browse Forums Outdoor Living 1 Apr 12, 2017 10:57 pm In early stages of build process still but been looking at what i can do for an outdoor area - was thinking of installing a stratco outback patio but a friend queried why im not getting it built as an alfresco area by the builder A quick query to the builder and they reckoned it would be cheaper and easier for them to do it as part of the build going to get the builder to give me a quote plus their $500 variation fee and also going to speak to stratco for a installed price I realise i'm just going to have to get the quotes and see what they come back as before deciding one way or the other Just wondering peoples thoughts Is getting an alfresco as part of the build likely to be cheaper than addon afterwards? I know it will probably look better than the standard flat patio i was considering Re: Alfresco area - as part of build or add on afterwards 2Apr 24, 2017 4:35 pm I just posted a similar question the thing for me is the way the alfresco is built is not particularly attractive (obviously will look better with decking) and you're pretty much just have to go the builders design which is really only look like an extension of the roof Re: Alfresco area - as part of build or add on afterwards 3Apr 24, 2017 4:44 pm that's the issue, in the end i found i couldn't do a decent area with builder as estate rules means main roof cant be closer than 3 meters from rear fence, All they could offer me was one 7.1 Meters wide and 1.77 meters deep. But i can extend outwards after build is completed to a distance up to 1 meter from fence with a stratco or Timber patio afterwards as that wont be under that same restriction - just the certain amount of uncovered open space required. the Builders one was costed at 3.5k for base with steel posts another 645 for brick piers and another 1.2k for concrete slab Would have provided a decent shade etc for the year wall while still allowing light in but i feel at 1.77 meters depth it woudlnt have been that useful so decided to just wait and add it on afterwards. Had been told by a friend who has built several times and done both types of patios that the one under the main roof seems better insulated from the heat in summer Re: Alfresco area - as part of build or add on afterwards 4May 02, 2017 8:30 pm The money you place into your alfresco will be seen when you go to sell your house, while you get to enjoy it for what it is in the mean time. If you add it later it will cost you more than the price of having it done at the same time as the build. All the best with your project ! The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place.
