Browse Forums Outdoor Living 1 Mar 30, 2015 11:58 am Hi people, I am in the process of obtaining quotes for a pergola/verandah in my back yard. Approx 9x6mtrs. Our first option was to opt for a flat roof as opposed to a pitch/gable roof because of price difference. ($2k-$4k difference) We don't want a wooden roof and prefer a full gloss colorbond steel product. I quite like the flat roof but because of the low height of our existing roofline/eaves, we have had a couple of the builders recommend a gable/pitch roof as it will feel quite low and possibly claustrophobic once built over such a large area. Nevertheless, this is the stage where I am at. Have obtained 4 quotes (may get one more). Will now re-ask them all to provide a quote for a pitched/gable roof I want to check on-line for other people's reviews or experiences, but cannot find anywhere, so I decided to list them here. Hoping people have had some work done by one or more of these and can provide some feedback. Outdoor Leisure Concepts – Coburg Colourco's World of Outdoors – Derrimut Outside Concepts – Newport Homestyle Living Outdoors – Oakleigh East ForLife Patios – Mill Park (still waiting on them to get back to me) Have also been quoted by Spanline, but was not impressed with their approach. So am disregarding them. I am trying my best to ensure I am comparing apples with apples, but can be a little difficult as they don't all offer an identical product. If they did, then their varying prices would reflect their workmanship I suspect. Just trying to make sure they at least offer - a similar product and warranty - provide additional guttering and a storm water connection - 3 or 4 posts in total (100mm x 100mm) - No posts attached to existing brick walls – prefer fixed to facia/roof truss - complete the job in a similar time-frame - anything else you kind people can recommend I compare. My main concerns are that I am not getting ripped off (want value for money) and that I don't hire the services of an unreliable builder who will build a second rate item which i will spend the bulk of the alleged warranty period trying to chase them up for repairs etc. Finally, the entire area is concreted (at three different stages of it's life - so three different looks). I think it's more cost effective to have the area painted with pavement paint, but was told about concrete polishing. Which would be the better option? Any information or suggestions anyone can provide will be appreciated. Thank you. BV Re: Pergola/Verandah information - Melbourne VIC 2Mar 31, 2015 8:04 am Hi, We have done something similar to what you are contemplating. We used Outside Concept - Mornington branch. Our Pergola extension is 8mts long and 4m wide. We ended up using Versiclad Spacemaker, this are their insulated panels with colorbond roofing and flashing to match. You can have the wires for lighting hidden inside or if you go with solarspan you run downlights inside the panels but we didn't want to risk something going wrong with the lights so opted for spotlights instead. Cause of the length of the roof we ended up with 6 cypress pine posts (i can't remember but it was either 90mm or 115mm posts) Merabu was too expensive! Yes agree that flat makes everything feel smaller. Another company (Totally Outdoors) suggested tilting one end of the roof so that it doesn't feel to close in, we went with a 5degree tilt. We extended the concrete slab post handover and had that 8m long x 3.2m wide done in exposed aggregate and so glad we did, looks great (this was done by someone else). I was told by the people that did our concrete that polish concrete outdoors isn't such a good idea, but not sure if that's true or if he didn't want to do it as it is more work and he had already book other jobs after ours! Exposed is nice roughly $75 per sqm. I think picking the right mix is the key for this. We just had our big house warming last Saturday and was given the approval by everyone saying they loved the verandah! Photos on my thread if you want to see what i am rambling on about. Oh Outside Concepts have been great, maybe a little slow starting up but i think that's cause it was the Xmas break and delivery of the roofs took longer than expected. Their trades are friendly and if they have any issues they will talk it out with you. At the moment we do have something that needs to be fix but we've been busy as well so that will probably happen once we finish what we are working on ourselves. Sounds like you (and your friends) are happy with the result. That's always a good feeling. So you chose wooden posts with the Versiclad spacemaker. Looking at your images, it's looks very nice. I'm impressed. Okay, cool. So Outside Concepts did a reasonable job. Your verandah looks like it has some height, unfortunately, I don't have that option. If I want height, I need to opt for a gable roof. Yeah, I've heard similar things regarding the polished concrete. Might need to better research the pavement paint option. If $11K is what you paid for yours, that's reasonable I guess. Seems proportionate to the amount of coverage. I really like the Versiclad. Nice job. Enjoy. We are in Croydon North and we used The Deck King and were extremely happy with the result. I think it was $13,000.00 all up including plans, permits etc. We did pay extra for special beams that could reach across the whole span from the house to the other side. They delivered all the timber a few days early so we could paint it all before they built the thing - highly recommend doing this. The roof was gable pitch with colorbond and laserlight (to let some light through). I have never posted pics on here, but I can send you some pics if you send me your email (PM me).
