It will be a stand alone structure of 4 poles. Due to its size it will require a building permit. The company have suggested that I myself submit the plans as a "Owner builder" And that they will help me with the structure. They provide a 2 year on labor and 10 year on parts warranty. Ive never ever been given this option before. The builder states its to save $. What do I do? thanks. Yes it may save you some money however it will save them significant liability on their part down the track if anything goes wrong. Any works over $5000 must be via a building contract between the builder and the customer and any works over $16,000 must include builders warranty insurance. Both of those things will be not required if you are an owner builder. You will however accept significant liability down the track. Seems odd for them to send me forms to submit to the council as owner builder. He didn't make sense on the subject. We paid a deposit but haven't signed anything yet, We have the receipt for the deposit. I think its best I just ask for a refund on this. I would avoid them at all costs. He was quite offended when I asked what his address was to pick up the deposit and insisted that he deposit it into my account.. Tho I paid cash.. Bizarre builder. Ah just saw this, glad you made that choice. Did you get your deposit back yet? If he shows it as a transfer, it's a cost he can claim on his tax. If you pay him cash, it is income he doesn't have to declare. Sounds like a piece of work to me.
