Re: Decking over storm water 4Jun 24, 2012 9:16 am Its a 500x500x500mm concrete storm water in my courtyard (am in a townhouse). At the moment the courtyard has one third decking off back door, then thrid paving, then lawn. With the position of the storm water drain next to the decking, and the angle of the pavers to allow water runoff it has created a bit of a "step" from the deck where the drain is. I thought that a deck right across would make for a more usable, even space. Re: Decking over storm water 5Jun 24, 2012 9:22 am If it's your own private drain and the access is big enough for a plumber to get in and work you should be fine! If it's an easement you will need permission from the holder of the easement. Either way a quick call to council maybe helpful, some councils want building permits, some want x free space under the deck, it all depends on your local council 2 Re: Decking over storm water 6Jun 24, 2012 10:25 am Have just managed to dig out the original drainage plans for my townhouse. Would it mention easement of these if it were? If so cannot see it mentioned on the loans. There is no access to this drain except to go through my place. There is a storm water drain of this type in every courtyard. From the plans it would seem that all these drains take the roof water run off from each townhouse and are connected to each other finally leading too a large storm water pit located in the common property area of the complex. Re: Decking over storm water 7Jun 24, 2012 10:45 am From what you have said it sounds like there will be an easement although it could be in favour of either the body corporate or the council. The title plans will show whether its an easement or not. See this link to find out how: http://www.anewhouse.com.au/?p=393. You will need to keep the foundations of the deck below the zone of influence of the pipe. See this link: http://www.anewhouse.com.au/?p=423 The Harder You Try - the Luckier You Get !
