Will it be a covered deck or open? How high off the ground? This would determine what permits are required. If it is a covered deck attached to the house it will most likely need a planning permit. Approximately 5x4m of decking needs to be cantilevered off the house - below this is a water tank and there is no room around the perimeter for stumps. This section of the deck is covered by the roof line of the house and is approximately 900mm high I believe (definately under 1m). This section is on our original house plans provided and approved by council. We would also like to extend the deck past the roof line another 3x7m approximately (the deck will end up looking like a 'L' if that makes sense?). Underneath this deck extension we have laid a slab of concrete the entire length and width for drainage, so this slab can be used as the platform for stumps (and stumps can be placed here for support of the one length of the above that is not off the house). This is not on our house plans. No one has mentioned anything about resubmitting for permits so at this stage we're only looking for someone who is capable and confident to do the deck.
