We think the price is fair but I'm not sure it's the way to go, though I'm not sure of a suitable alternative. An outdoor spot is an important feature to our home - should have factored it in more when chosing the plan. We will have our meals, family then rumpus room facing north east. Due north is essentially at the road, so we looked for a plan with the living rooms along the side. The other window on the rumpus room would catch the morning sun. The suggestion is to extend the a roof and slab along the family and rumpus rooms and out into the yard to make 7.5 x 6m. Id think that this would mean that the family and rumpus rooms would be shaded from the sun. We are building near Wallan, which a cooler area. Advantages would be: fully complete outdoor area - roof and floor, finished columns No waiting for completion by owner. We know right now what the costs would be large shaded spot for the kids to play in summer - no waiting for trees to grow. No need to build anything else Disadvantages would be: loss of natural light (probably not that big a deal as there are lots of windows) loss of warmth from the sun We've not yet signed contract with the builder yet so I dont think it is too late to take it out of the contract, I'm just not sure what we would do instead.
