Browse Forums Outdoor Living 1 Jan 24, 2011 2:07 pm We need some advice on alfresco/pergola costs for the Northern Districts in Sydney: 1. Our builder is quoting $11K for a 12.5 sqm alfresco. This covers the slab as part of the house foundation (class M), 2 pillars, tiling and extending the roof line with the same tiles as per the single storey part of the home. Is this expensive ? 2. As an option, we're looking into a vergola/pergola that has the rotatable slats to allow light in during winter and provide shade in summer as our patio is to the north and east. We got an indicative quotes for $1100/sqm - sounds pretty expensive to me. Option 1 will reduce our stencilcrete costs by around $1250 (about $100 per sqm with pump costs included) so the nett cost will be about $10K. Thoughts/suggestions on alternatives ? Re: Alfresco versus Pergola costs 2Jan 24, 2011 5:06 pm I think you should be able to get a normal pergola, possibly even larger than the size of the planned alfresco for about 5k or DIY for less again. No idea on the rotatable slats though. You can also build a pergola with a proper ceiling to give more of an indoor/outdoor feeling, like on an alfresco. Re: Alfresco versus Pergola costs 3Jan 24, 2011 9:40 pm Our builder charged us $11560 for 20 sqm alfresco which included slab (part of the house foundation slab), 2 470x470 brick columns, extended roof line with the same tiles, ceiling material will be the same as used for eaves, and one big steel beam sitting on brick piers. We like the look of our alfresco as it is an integral part of the house. Re: Alfresco versus Pergola costs 4Jan 24, 2011 9:51 pm Wow, 11k for a 12.5 sqm Alfresco sounds expensive. We are going through a similar thing and have been quoted $9600 for a 21 sqm Alfresco. We are in Adelaide though, so maybe that's the difference? The vergola/louvre option is certainly not cheap and will cost a lot more than any other option. So if you are looking for a cost efficient solution this might not be for you. We have also looked at vergola/louvre option with the rotatable slats and have been roughly quoted around $1000 per sqm from some places. We are now going through Louvre House (SA) who have given us two options. a) Louvre House doing the whole structure (excluding concrete or other flooring) b) Louvre House only supplying the louvre system and our builder to build the supporting structure Their price was much more competitive than the other vergola/louvre suppliers and comes to ~ $800 per sqm. Still much more expensive than the Alfresco option though but we think it will be worth it for the benefits we will get from the system. Their main office is in Melbourne (http://www.1800louvre.com.au/index.html) but they do operate in SA and NSW as well. Their NSW contacts can be found here: http://www.louvrehouse.com.au/component ... I had a chat with the builder's staff today and they said that it was about $870 per sqm and that it was the same extending the house (slab, walls, bricks, roof trusses, tiles, eave/ceiling). We did extend one area and it was $870 per sqm so we're in a fix as to go ahead or not. Hopefully someone in Sydney can send me a PM of who their building with and what the cost per sqm is for their alfresco ? Is there a building permit? RU in Victoria? What is the value of the building contract? 1 6822 About a year ago, I embarked on a DIY project to construct an outdoor Pergola, which measures approximately 5.2 meters by 4.0… 0 29607 i think option 2 is much better with easy access to the garden without having to walk through the new sunroom which makes it a better room for guests and TV .a simple… 2 8227 |
