Any closer it needs to be fire proofed. Also the size of the new area and 'over looking' ie: neighbours yards may come into play. Diffrent developers have diffrent requirements or 'covenants?' as to what you can and cant build. As an example i think its sandhurst club, may be wrong on estate, you cant build a solid fence ie: everyone must be able to look into your block. There may also be issues with neighbours objections on location of building ie: they may object to the structure being on the boudary as it intrudes on there view. Probably safe to call a local building surveyour and ask them.
