If you re trying to keep in cheap then I would look at treated pine bearers and joists then mixed hardwood decking. This should keep it looking nice just remember to you Galvanised fasteners when working with treated timber. you also need to be careful with what you do as you do not void your builders warranty, it is always recommended to get expert advice, even if it is just to point you in the right direction. Have fun, decks are great to build and very rewarding Re: deck 4Jan 07, 2010 9:16 pm 70mm off the ground is enough, and it is quite common to see decks built straight on the ground, especially if they are built in isolation from the main structure. Just be sure to use appropriate timber that was last the life of the deck and avoid termite damage. and also what the termite penetration that could occur form the deck to the house. Re: deck 5Jan 10, 2010 3:40 pm 70mm is no were near enough off the ground for ventilation and to build a deck on the ground is asking for trouble, the subfloor will rot out in no time If built over soil and not slab at an absolute minimum 150mm clearance from base of bearer to ground, no deck will pass inspection by relivant authorities if built on the ground or 70mm above, it would be wise to brush up on the laws and regulations before building the deck yourself and remember if it is over $5000 total value you need a licenced builder or be and owner builder, if total value is over $12,000 then you need builders warranty insurance supplied by the builder or if owner builder you cannot sell your property for 6 1/2 years unless you take out insurance Da Vinci Outdoor Living Architectural landscaping http://www.davincioutdoor.com Re: deck 6Jan 10, 2010 4:43 pm i am sorry to say we donot need a owner builders licence here until it is over $12,000 value not $5,000.Neighbours up the road have a deck build on the ground and had no trouble with council approvful.so council as said there would be no trouble. finished building 40 square home on 5 acres with perry homes.working on the landscaping just finished pool deck with ://forum.homeone.com.au/viewtopic.php?f=31&t=2217 Re: deck 7Feb 08, 2010 2:01 am its not the aproval you should be worried about it is the ventilation. building heysen4e through SarahHomes at Milang IM THE PROUD OWNER OF DIRT house into council 22/08 Unconditionally approved 25/09 mortgage docs signed 29/09 land settled 09/10 land titled 22/10 start date about two weeks away!!! http://www.mymilangbuild.blogspot.com/ Re: deck 8Feb 09, 2010 5:51 pm davinci , the subfloor will rot out in no time If built over soil and not slab at an absolute minimum 150mm clearance from base of bearer to ground, no deck will pass inspection by relivant authorities if built on the ground or 70mm above, Wow, you must have some strange laws in Vic - and unusual problems with ventilation . Thankfully here in Qld there is no problem with a 700mm deck, in fact I reckon most decked areas these days would be less, with plenty direct on ground. In fact I have a perfectly functioning 24 year old deck on the ground, no rot or problems caused by lack of ventilation.
