My bday is 2nd janand my DD is the 11th with BIL on 7th, so we all have those shockers hot bdays. That fan is sooo nice. I think I HAVE to have one. We were at the real Raffles in January and I loved the decor. I bought 2 prints of the hotel for my bedroom in the new house. They are in a box at present. www.themaxbuild.blogspot.com forum.homeone.com.au/viewtopic.php?f=31&t=20717&start=300 www.leahspaperpassion.blogspot.com Re: Building a sunroom 22Aug 05, 2009 10:40 pm We have had 2 more quotes this week, well 1 company is going to get back to us next week. We have, however finally decided what type of enclosure we would like, so that's something. As much as we would like the full sunroom with an insulated roof and full glass windows and doors, we do feel it is out of our budget at this stage. We could wait and do it later, much later. But we feel that we would get more benefit out of having something built now that fits our current budget, lifestyle and whilst our kids are young. So, we have decided to have a single skin metal roof with the gable in the middle and skylights over the windows. It will have a 4-panel double sliding door at each end and tinted ziptrak blinds along the length, all the way to the spa section. We will have the floor tiled in the main enclosure and the spa area will be coloured concrete. Now we just need to decide which company to go with and that will depend of the quality of the product, workmanship guarantee and of course price Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. I really admire how organized, prepared and thoughful u're in creating the sunroom/patio. The area sounds very attemting ( particularly the brick planter). Wish it comes along soon. I'm learning from you and some others to be organized in the coming tasks. nott Re: Building a sunroom 24Aug 08, 2009 2:36 am Hi Hels, I really like the concept of building a sunroom. I was just wondering if you don't mind giving me an idea of how much is building only a pergola with metal roof based on the size you've have indicated in your drawing plan, probably with out the spa and concrete flooring etc.. I do like the ziptrak as well but not sure if we can afford it. Btw this tread is very helpful. Keep up the good work! Cheers! Thanks Dram for something like the stratco it is around the $18-$20k mark. That includes all installation costs and permits etc. The concrete is approx $5k on top of that which is for 100mm deep and pinned to the existing slab to reduce future movement. So now we are thinking about having only the roof installed and then sourcing the doors and blinds ourselves, buying direct from the manufacturers. Tonight I have emailed a few window companies who make custom sliding doors and asked for an approx quote based on what we need. I didn't realise it would be so time consuming and involved to get this project done However, it's easier now because we now know what we want, so we are just shopping around for the best price. The roof is pretty much down to a choice of either; Stratco Outback ($20k) - http://www.stratco.com.au/products/verandahs_patios_carports/verandahs_patios_carports_group_page.asp or Fielders Centenary Deck ($18k) - http://www.fielders.com.au/aspx/centenary.aspx They both have the deck-type panelling underneath which we prefer over the higher Hi-rib roof profile. Fielders are going to be at the Melbourne Home Show from 20th to 23rd August so we will go there to see the product "in the flesh". There is a Stratco supplier close by so we will go there aswell, then I guess it's decision time Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Re: Building a sunroom 28Aug 16, 2009 6:16 pm Hi hels, I guess these patio company unavoidably will have quite a lot of markup for glass sliding drs/windows. Have u asked Ed for a quote for the windows/drs u need or maybe he can point u to another suppliers meeting ur budget and needs ? Then guess u get a better price as the windows and drs are directly from the manufacturers/suppliers. nott Re: Building a sunroom 29Aug 16, 2009 11:50 pm Nott Hi hels, I guess these patio company unavoidably will have quite a lot of markup for glass sliding drs/windows. I am also waiting for Stegbar to get back to me with their price. It will be interesting to see what the price is and I'll post it in here. Anything has to be better than the $14,000 that Spanline wanted to charge for 2 sliding doors Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Re: Building a sunroom 30Sep 08, 2009 8:45 pm Well it's been quite a while between drinks (ain't that the truth ) so I figured it was time for an update. I've had a concreter out to quote for the base and he will put extra concrete under the posts if we mark where they are going, so that's good. Just waiting for the mud out there to dry out before we do anything further. I am still waiting for Pergolas R Us to get their quote in. It's pretty slack when you consider that the guy came out about a month ago to discuss things. Perhaps he thought there was no hurry as we weren't in the new house then. Well now we have moved in and we want to get the ball rolling as it takes 4-6 weeks to get all the permits and plans organised. I'd really like this project done before Christmas as it's my baby's 1st birthday on 23rd Dec and we will have a party for him (hopefully in the new sunroom ). I got a quote from Stegbar for 2 x custom sliding doors complete with fly screens and fully installed, which came to just over $6000 This is a huge improvement on $14000 (sorry Spanline, but you are definitely out lol). We have decided to get the roof done and then have Stegbar out to quote for full glass, rather than getting the roof company to do the windows aswell as we have to pay their mark-up too, so no thanks. If it's too expensive then we'll do the 2 doors for the sides and have the PCV blinds on the rest. Let's just hope that we get some nice dry weather now so we can get this project underway. We have sold our other house now which has settled and we have the money, so it's just the weather delaying us now. Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Re: Building a sunroom 31Nov 12, 2009 8:09 pm I haven't forgotten about this thread and it's time to resurrect it because out patio roof started today We decided to go for the Fielders Centenary roof in the deck profile. We have also shortened the length slightly and the cost is just under $16k. We will most likely get Stegbar to do the 2 sliding glass doors at each end and we will have tinted PVC blinds across the length. Total project cost will be approx $30k which includes a horizontal merbau fence/gates at one end, separating the enclosure from the "utility area". Here's a photo of the plan and 3D image; http://i69.photobucket.com/albums/i60/Hels-b/House/Patioroof.jpg http://i69.photobucket.com/albums/i60/Hels-b/House/Patio1.jpg Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Re: Building a sunroom 32Nov 16, 2009 9:21 pm The guys are about halfway through building it, the frame is up and the posts have been concreted in. Tomorrow the roofing sheets start. We have organised for a brickie to build the planter which will start once the roof is finished and then the area can be concreted. We are also getting a quote for the zip track blinds this week, as they will take a few weeks to make them. Still looking at completion before christmas, in time for DS1's 1st birthday party Some photos of the progress so far; http://i69.photobucket.com/albums/i60/Hels-b/House/16Nov.jpg http://i69.photobucket.com/albums/i60/Hels-b/House/16Nov1.jpg Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. I didn't take any photos today as the gables need to be finished off tomorrow, they are painting them in Hog Bristle half strength so it will match the gables on the front of the house. Re: Building a sunroom 37Nov 18, 2009 2:11 pm Wow Hels!!! Thats going to look amazing once its all finished viewtopic.php?f=31&t=22766 - my build thread! Time waits for no man. Unless that man is Chuck Norris. Re: Building a sunroom 38Nov 18, 2009 9:14 pm Thanks Jodie80 and Erin Well, I know I promised a completed photo tonight, but unfortunately the guy has to come back tomorrow as he had the wrong fittings for the downpipes/stormwater. He also needs to finish painting inside the gables. We have also organised all the PVC blinds we are using Blinds Central after hearing great things about them on here. We are having a mixture of clear, tinted and a solid plastic blockout one at the far end. He is going to fit them before Xmas as he knows we want it done for the birthday party This evening me and DH levelled out all the dirt against the fence (took us 2 hours!) but now that area is ready for the long planter box to be built next week. We just need to put some cement sheeting up against the fence this weekend. Busy little bees aren't we? Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Re: Building a sunroom 39Nov 19, 2009 6:58 pm The roof is finished we are very, very happy with it The brickies have started the foundations for the brick planter and it should be completed early next week.
