Just after some thought and comment in regards of our floorplan. Our lot is a corner lot and after taken out all the measurement from the boundary, we only have one particular floonplan that fit in this lot ( can't afford custom builder, so need to go with volume builder). Whilst we quite like the overall floorplan, this floorplan has our alfresco area on the outer side of the house, instead of in the inner side of the common floorplan. Due to the strict guidelines on the estate, we can't fence it, more that 900mm fence. This will of course,expose our afresco area and the adjoining lounge to the street. The distance between the alfesco area and boundary itself will be approx 4m. I am a bit concern with our alfresco and adjoining lounge to be expose to the street ( security and the possibilities of living in a "fishtank" of environment ) and, even this side of our lot will be opposide a future little rain forest reserve, that will probably give a good view. Please help and don't hesitate to come out with any though and comment, it will be muchly appreciated. Thanks!! Not sure where you live but Sanctuary Lakes North Boulevard (in the Sanctuary Lakes Estate ) has houses backing on the road with a very low fence so you can see into everyone's backyards. Personally I could never live like this but the houses that have planted trees seem to have privacy and it looks good. Others have built a screen within their backyard but that might not be an option for you. Have you thought about closing in the side of the Alfresco that faces the street? Assuming that there is another opening. Will a big rows of trees give you the extra security and privacy you desire or will it just alleviate your concerns a little bit but still nag you?
l think the backyard or outdoor living areas belong in a backyard and not in street view, unless it can be totally fenced off with 6ft high fences (assuming the land is flat). But that's just me, security and privacy are my priorities. Can you flip your house or parts of it, so that the lounge and alfresco is on the inside? Other than that, if it were me, l'd be looking at other builders and more suitable floorplans. Re: Alfresco facing the street 5Feb 16, 2009 10:03 am Rachelle I think you should keep looking. Agree with Rachelle if it was for me. There are heaps of houses in our Estate that have Alfresco on the corner side. Newbies house is also like that. Why does the fence have to be so low? Trees will give you privacy but not security. Happy at Home Re: Alfresco facing the street 6Feb 16, 2009 10:35 am Corner lots are often cheaper than the rest of the estate, and the dilemma you have is probably one the reasons why... it can cause problems with house designs.
If it doesn't worry you, go for it, but I would never buy a house which exposed my living area/entertaining area, but I'd never live on a main road either - and heaps of people do that, so it really is up to you... If it concerns you (as it would me) def keep looking at other builder's floorplans, or get a custom one to do for you and compare costs (apples for apples) etc... Yep or they are 1.8m to a certain point (say 6-7m from front boundary) and then angle down to 900mm for the remainder of the fence to the front boundary. Hope that made sense. Happy at Home Re: Alfresco facing the street 9Feb 16, 2009 11:07 am Personally I don't think I would feel comfortable using it (the alfresco area) and thus would of paid for and built an area that's lovely, but completely unused other than having to sweep it every few months.
Also there's the security factor. It'll take a few years for shrubs and even super fast growing trees to bush out enough to hide whats behind them. Keep looking. What I'm planning is to plant some bamboo in long trough-shaped pots along the fence line to form a privacy screen. It grows really quickly (or so I've heard), and is great for the environment - bamboo produces up to 35% more oxygen than an equivalent stand of trees! I've chosen the slender weaver's bamboo (bambusa textilis gracilis), which is a clumping bamboo, has an upright habit, and forms a dense screening hedge. We used to live on a corner and we had a colourbond fence (I know your estate may not allow this) and it was 6 ft to the the front of the house and the remainder (ie the side of the front garden) was the same height as the front fence, which was less than a metre.
