Browse Forums Kitchen Corner 1 Jul 06, 2014 12:07 pm Hello all, I hope you help me with my inquiry. I signed a contract for a house and land package. I am trying to figure out things to upgrade during colour selection appointment. As this is a Kitchen forum, my question is about cabinet finishes and related items. The builder's standard inclusion is Formica velour finish cabinets. After visiting few display houses, my heart is set on Snowdrift gloss finish. 1. How much more did you pay to upgrade from velour to gloss finish for your kitchen cabinets? 2. Since I did not see any (white) kitchen with velour finish, may you please share your kitchen picture with velour finish? 3. I am also hoping to replace cabinets that sit besides the oven by 3 drawers. Each cabinet is 810 wide, 600 deep, and 900 high. If budget permits, I will put 1 small and 2 equal-sized pot drawers. How much did you pay to change cabinets to pot drawers? 4. Finally, how much were you charged (per square meter) to use porcelain tiles for your splash back? Does it make a difference in the price if the tiles are 600X600? I highly appreciate your help! Re: upgrade cost from velour to gloss finish 2Jul 07, 2014 10:09 am 1. If it's just the standard Fomica gloss board, i'd say about $30-$50 per sheet of board extra, Plus abit extra for the edge tape. an average Kitchen has 5-8 sheets of colour board, so $400-$450 maximum. 3. Around $200-$300 for standard metal sided drawers per carcass, or $400-$500 for a higher end soft close runner system. 4. What kind of area are we talking? do you mean the cost of the tiles, the tiler, or both? Or do you mean how much extra, on a standard allowance, will big porcelain tiles cost? Need some clarification there. An average Kitchen will have around 4m^2 at most. You would estimate between $25-$55 per SQ metre for the tiles, and around $50-$80 per SQ metre to lay. Quality is like buying oats. If you want good, fresh oats, you'll pay a fair price. However,if you can be satisfied with the oats that have already been through the horse, that comes a little cheaper. Re: upgrade cost from velour to gloss finish 3Jul 07, 2014 10:43 am Thanks GBDesign for replying to my post. GBDesign 3. Is the price $200-$330 for each drawer or is the price for all drawers replacing the cabinet? GBDesign 4. What kind of area are we talking? do you mean the cost of the tiles, the tiler, or both? Is the price $200-$330 for each drawer or is the price for all drawers replacing the cabinet? . $200-$330 is around the costing, for adding the 3x drawers total to the 2x door cabinet price. iman The dimension of the splashback is 2220mm wide and 650mm high. Depends on what pricing allowance the original tiles were at, but i'd say around $40-$60 max. for the tiles, and around $40-$60 max. for the tiler. Quality is like buying oats. If so GB Designs your estimates are way off! Extras with house and land packages are usually 3-4 times what it should cost! Yes, I am building with volume builder (AHB Australia). CuttingEdgeKitchens, is it possible to change cabinet doors to drawers after the handover? If so, what is the cost of replacing the door by drawers? The dimension of each cabinet is 810 wide, 600 deep, and 900 high. It is a common and/or acceptable practice to ask the cabinet makers of my house to install drawers and then charge me the extra cost? I am a bit concerned that the cabinet makers might charge me at builder rate. Thanks Re: upgrade cost from velour to gloss finish 7Jul 07, 2014 4:12 pm CuttingEdgeKitchens I assume the OP is building with a large volume builder?? If so GB Designs your estimates are way off! Extras with house and land packages are usually 3-4 times what it should cost! Absolutely mate, there's a different set of prices, and answers, with every possible scenario here . However, the OP is asking how much did you pay? From my experience on dealing with alot of different joiner firms, that's the going rates that i've seen/had clients pay. Quality is like buying oats. If you want good, fresh oats, you'll pay a fair price. However,if you can be satisfied with the oats that have already been through the horse, that comes a little cheaper. The dimension of each cabinet is 810 wide, 600 deep, and 900 high. Can definitely be done (happens to alot of older kitchens). It will cost you a fair bit more to do it that way though* * (in comparison to a cabinet makers price, to do it from the start, not a building variation). The cabinet maker will need to purchase a sheet of board ($110), roll of edgetape ($45ish for 25m), 2-3 hours to manufacture everything in the factory, and then charge a few hours labour to go to your place & fit them up. If it's done from the start, the board & edge is included in the whole kitchen cutlist, and the carcass' will be drilled on the CnC machine ready for drawers, so the site labour is forfeited. (they won't have to take a dawer jig to site, and manually fit the runner positions. However, if there's a massive markup on the variation from the builder to make the changes, it may not be a heap different to do this. Quality is like buying oats. Yep, your dealing with joinery firms which is totally different. Large volume builders like the OP is using put large mark ups on everything! To give you an example, a friend of mine was building with M#@$%&#$*& and wanted to upgrade from laminate benchtops to 40mm caesarstone. The upgrade cost was $5890. I got a price from my stone mason and the real cost was $3120!!! and that doesn't take into account the cost of the laminate tops. They were paying around $3000 to much! Yes I understand there will be different prices but there is no need to get the OPs hopes up. She is building with a large volume builder and they normally sting for the upgrades! Remember that the cabinet maker is working for the builder. The builder pays them. Normally they will put a mark up on it for the builder. Very occasionally the builder will allow you to deal directly with the cabinet maker and you wont be charged the high mark ups. I highly appreciate this. CuttingEdgeKitchens, the first thing I would do after handover is building WIR fitout. I need to hire cabinet makers for this job. Would these cabinet makers consider replacing the cabinet doors by drawers as a small job? The job effectively will be WIR fit out and cabinet door replacement. The WIR will be fitted on 3 and 1/2 walls. Total wall dimension size being 6m. Thanks Hi, planning on using the attached stone pieces in my bathroom. I want to remove stains and gloss seal.
