Browse Forums Kitchen Corner 1 Apr 29, 2014 11:08 pm Hi Everyone, I'm currently eyeing up a potential house plan with a huge galley kitchen and WIP, but that I will need to massively upgrade as I run a home baking business, plus the kitchen itself is very scant to begin with. I'm expecting to need to spend 15-20k on upgrades, can anyone give me advice on what I may have forgotten to make allowances for and/or roughly what I might be paying in Perth for such upgrades. The kitchen itself has 7m of laminate bench top, I plan on turning the existing WIP 1.8mx2.2m into a scullery, adding on another 4m of bench space. Am I absolutely insane to think I could upgrade this to stone? Am I going to come out with change from my budget after doing that?! And I'd like a waterfall edge to the open end of the "island" Other things to allow for: Adding a window to scullery (currently double brick wall) Appliance cabinet in scullery overhead cupboards along approx 4.5m Cupboard over fridge recess pot drawers bin drawer fridge plumbing second small round sink in scullery glass splash back approx 4.5m double sliding doors to scullery microwave recess What have I missed that you would add into your dream kitchen? Appliance cupboard we deleted but added a second wall oven stack. Your looking at between 2.5-3k depending on who your builder is. As for other things to consider, here's some ideas: Overhead cabinets - we have our full back wall, including fridge recess with panel between, cost about $2.5k Convert bank of cupboards to drawers ... Think this is anywhere between $350-700 depending on builder. You will need to factor in extra plumbing costs into the scullery ... Sink & taps will start around the $500 mark, even builders standard. Waterfall edges ... We don't have them, but were priced up at about $1300 each end Do you want a breakfast bar/ overhang of bench ... Ours was no extra cost because of the stone we chose, but had we gone with another we were looking close to $1000 Water point to a fridge .... Should be no more than $100 Integrated sinks .... $500+ upgrade Bin drawers ... We ended up making ours just a pull out drawer, no metal fittings so we can sit our bins into it (they are the same as a laundry hamper drawer). Was around $300 to do so Can't help you with the other things, sorry. Hope that gives you a string point. I would have thought win budget of $20k you should be fine. I also dare say, being a commercial kitchen from home, you will have some pretty tight requirements from the local council to work with as well. I'm going to be supplying my own double oven, not expecting much of a credit back for the supplied one Am going to have to go looking at laminates once we've signed up - I have no idea what I want - or which of the "stones" to go for. Or splash back either, will work it out I'm sure. Marcia, you're right I do have a few things to work around for council requirements, a dedicated hand washing sink is one of them, hence the second sink in the scullery. We are getting our ovens from Kitchen HQ. Your kitchen is similar although slightly bigger lucky you than the one I'm looking at. I'm looking at a plan similar to Butterbing's. Well the kitchen part anyway! I'm eyeing up a SMEG 76cm double oven - both ovens are full size and have full functions, good for pastries, but will also work for our family cooking (why I'm not getting a bakery oven) a $300 credit might pay for a couple of shelves haha.
