When you apply it to the grout only you will need to buff of the excess using a bath towel do two coats and you done remember clear seals for grout only last 5 years or so depending on maintenance and chemicals used not 15 years as some companies say. If you want something that lasts for over 10 years than grout colour sealing is the best option it is a topical coat and you have many colours to choose from. Stay away from any hardware stores that sell the cheapo stuff also clears sealers sit just under the surface to stop deep staining you may still find that it will stain on top but not colour sealing as it sits on top hope this helps as we seal grout everyday.
