Browse Forums Kitchen Corner 1 Feb 23, 2012 10:12 pm We are renovating our Victorian cottage circa 1870. Well our renovation very quickly hit more snags and has rapidly escalated in $$$. All I wanted was a bigger kitchen! We were only to be out of our house for ten days but now will be out for six weeks. Bit of a nightmare finding accommodation but sorted it out yesterday...ahahhah more $$$$. Well the previous owners had done less than ideal alterations to the house and hide it well. This includes cutting through support beams to put windows in, propping up floor joists with bricks , blocking the under house ventilation up leading to rotting boards, very dangerous wiring etc. So instead of removing a chimney and carpet then polishing floor boards and putting in a new kitchen, we have had to gut the inside of half of the house. The chimney is gone, a wall has been removed, the floor is gone and most of the supporting timber. Steel beams have gone into the roof to help the house from falling down. Four windows have to come out, we will rewire the house, and put in a new electrical box. A new hardwood floor will go in after new supporting timber with proper underfloor ventilation and insulation. After that we can get back to our original plan! New french doors, polished wooden floors, new kitchen, dining and lounge area with gas fireplace. We are putting in two skylights and dropping the ceiling and replastering the hallway. Glad you managed to find accommodation, don't know what I'd do! We will be gutting our kitchen from our circa 1920 weatherboard so let's hope there is no hidden problems under our floor... Reno problems. 6Feb 24, 2012 7:52 pm Yes we had an inspection by the Archicentre report didnt mention any problems ..sadly it was nearly 7 years ago. We took ages to get around to the reno. School fees etc slowed us down. Anyway it will look awesome in the end. I will keep everyone posted with pics etc as it gets done if people are interested. So instead of a kitchen Reno its now half a house! Should have some new things to show next week...new floor I hope. My tip is old house alterations need a huge backup budget ... Just in case. If the inspector couldnt get under the house it should have been noted on the inspection report that the underside of the house couldnt be inspected! Could they get acess? If they couldnt then it should have been noted on the report. If it wasnt noted then you might have some come back on them! Floor Insulation going in and new hardwood floor later this week after the electrician has been. Then plasters in to put a false ceiling in to lower the ceiling height. I have put a couple of progress photos. Kitchen is being made off site as we speak. Now need to start sorting out the bathroom! Reno problems. 11Mar 18, 2012 7:58 am Right now I have a new hardwood floor and the plasterers are in. All my appliances are at the joiners to have my new kitchen built. Hopefully I will have some photos of a kitchen with doors that can close in the next few weeks! The next steps are to put new windows in and the custom French doors when the plastering is done. We are moving forward. Bathroom and finally Kitchen to go. Soon I will get my bigger kitchen. We are now where I hoped to be four weeks ago but still I am really happy with things. At least I know the kitchen will be on a solid foundation and the room will be so much easier to heat. Working on room colours...I hate picking paint. Re: Kev's new kitchen. Bathroom is ready for the tiler to come in in a couple of days...we have a new toilet! Window at the end of the bathroom is gone and we have replaced it with niche. Skylight is over the double shower area. Reno problems. 17May 05, 2012 12:28 am Been a while since I did an update. Things have taken much longer than anticipated but we are slowly getting there. Kitchen is almost done..still have to sort out a glass splashback, final plumbing and electrical as well as a bulkhead over the kitchen...getting the bulkhead done in vinyl wrap the same as the kitchen. Bookshelves near the fireplace are done and the bathroom and hallway are getting there. I will have lots of new photos in a couple of weeks time.
