Browse Forums Kitchen Corner 1 Nov 29, 2011 7:16 am Can anyone give advise? We are building a house. We plan to change the colour of the kitchen after handover due to the upgrade costs & lack of choices provided by Burbank. The stone bench and carcus will stay but new overheads island back door and draw fronts will be changed. We are having floating floors so I assume kitchen will go in first then flooring and beading will be used around the kicker. So the question is, how easy is the beading to remove, is it glued, will we damage the boards by removing it? Or should we ask builder not to put beading around the kitchen to make it easier to rip out & change over, then add new beading when we're complete? Thank you Re: Problem with floating floor when removing kitchen? 2Nov 29, 2011 7:53 am Some lateral thinking. It's going to cost quite a bit to redo things. Why not find ouot how much the changes will cost for you to do after handover and offer half the amount to the builder. If he doesn't jump at it I woudl be surprised. The builder will be happy, you will save money and when you move in all is ready. Try it! Burbank being a volume builder makes it hard to get what you want. I have sent them an email asking them to not install the beading around the kitchen. I'm confident if they do that for us we will have no trouble replacing it. Re: Problem with floating floor when removing kitchen? 5Nov 29, 2011 6:17 pm No it's not installed, the build wont start till after christmas. Re: Problem with floating floor when removing kitchen? 6Nov 29, 2011 7:35 pm Ask the builder to install the kitchen after the floor goes in. The builder doesn't need to install the floor under all the cabinets, but just enough for the where the kickboards and end panels hit the floor. Make sure the dishwasher height clearance is ok too! Re: Problem with floating floor when removing kitchen? 7Nov 29, 2011 7:55 pm Would it cost that much more to put flooring under the cabinets? Handy if you want to move something later and you can be assured that the dishwasher space has flooring. I put flooring under my island. Not sure how much more it cost, but I like the idea. If the builder agree's i'd also make sure im there when the floor goes down and make sure the installers are aware. A couple of issues I see if you run the floor under the kit, if you have a dishwasher hose blow or a leak in a tap pipe and the floor has to be replaced, you will have to pull the kit out to replace it. And in a project home, the last thing I'd want installed is my timber floor. mgilla Re: Problem with floating floor when removing kitchen? 9Nov 30, 2011 7:05 am Thanks everyone Any money I bet they'll say "we can't guarantee anything". I think it's a good idea to talk to site supervisor down the track and be there while floor is being layed. I've heard floating floor shouldn't have kitchens over them. Plus I doubt Burbank would go for that anyway. If we ever build again, it would be the third time and we'd definitely go with a smaller custom builder. Re: Problem with floating floor when removing kitchen? 10Nov 30, 2011 7:12 am They just emailed, said no, beading has to be layed to get the occupancy certificate. What can I do? Is this true? Seems like crap to me. How can we get around this? Re: Problem with floating floor when removing kitchen? 11Dec 01, 2011 5:09 pm Speak to your SS when you get close to that stage, I'm sure they can cut the beading and just tack it on. Easy for you to get off later and i'm sure will comply with occupancy cert if it is fact an issue. Re: Problem with floating floor when removing kitchen? 12Dec 01, 2011 5:14 pm Yeah we will. Have decided just to run a blade under it. Thanks Thanks, that's the motivation I needed to give it a try sooner rather than one day! 4 3002 To put anything over slate you will need to put self level compound over the entire area as slate various in thickness and is very un even.
