Browse Forums Kitchen Corner 1 Apr 24, 2010 11:29 pm We are just overwhelmed. We have just planned an enormous extension. The size of our house! I designed the kitchen layout myself. We had been to a building company and I was not happy with what they came up with so I ended up drawing it myself. We went to a draftsman who drew the house up properly, including the kitchen and it has all been passed by council. We have a builder and he has told us to go to a kitchen company/cabinet maker. Now here is the thing: he allowed $11.000 for the kitchen, which did not include a hotplate thingy, a wall oven or rangehood. I would probably like solid timber and lots of cupboards, plus we have designed a walk in pantry. The latter is behind a door so really it only needs to be shelving and no flash finishes in there. Is $11.000 a reasonable quote? How much more should we allow for the wall oven, hot plates and rangehood? Where should we go? We thought of Yeomans and Haskel but have no idea if they are reasonably priced or not? We are in SouthAustralia. Salisbury, Gawler, TTG etc are all near enough. Please help! Ms. Hill Billy Re: Need kitchen advice...desperately 2Apr 25, 2010 1:52 am Hi Hill Billy... my parents did a kitchen 15 years ago with Impala kitchens (in Melbourne) and it cost them $12k back then... this didn't include a WIP or above head cupboards or range hood - it was Tasmanian Oak with Laminate benches. (This price did include a Eurolec 900mm Stainless Cooker Though) So 15 years on - I think this is quite a reasonable price for solid timber cabinets!!! Hope this helps a bit! (have photos of the kitchen if you need an idea on size!) Or stone benchtops, or glass splashback or anything fancy at all. We had a kitchen company do our Tassie oak kitchen nine years ago for about $8,000 and that was pretty small with laminate benchtops. No splashback, no appliances, but it did include installation, bulkheads and removal of the old kitchen. I'd be surprised if $11,000 would get the same now. As for appliances, big appliance retailers can usually do a decent package deal for you - shop around and see what you can find. Having said that we have just ordered our kitchen. I gather the 11K is your provisional sum the builder has allowed for your kitchen. I am sorry but that wont even be close. We are not having timber but here is what our kitchen has cost us. $19,500 for the cabinets. We are having all drawers except for under the sink and all over head cabinets. Sort of walk in pantry with sheving. All fronts are lacquered. Soft closing Heitich doors and drawers. $6800 for Q Stone engineered bench tops. Electrical Items Baumatic 90cm oven $2300 Baumatic 90cm cooktop $1200 Convention Oven $1000 - Using as microwave as doors for microwaves only open one way. So this one opens down like a oven which suits the design of our kitchen. Bosch undermounted cabinet exhaust fan. $700.00 Miele Dishwasher - $1800 Fisher & Pykel 510L fridge - $1400. Smaller fridge but there is only two of us and is the only one that can be intergrated without spending 5K. I havent added in sink,tap,flooring, handles for drawers, and electricals as these items we havent choosen yet. We are lucky as we dont need to change any plumbing. We still have to get prices for the cabinet work for the intergrated fridge as that was a last minute thought. Also glass splash back. Havent even looked at that as my head hurts. We still have to get the quote for the rip out of the kitchen, extension to one wall, making a round pole we have square. We have the company to do it just waiting on their quote to come back in. We havent gone high end oven etc as that wont help my cooking! Just what we like the look of. Having said all that we allowed 25K. Very unrealistic budget. We have blown ours by around 10k. Thats in addition to blowing our pool budget by 10k as well. And we havent even got prices for the extension yet. Mind you the price that came back from the architect to do drawings to extend two bedrooms gave me a heart attack. $4900. We have prelims so have to find a draftie. I kept detailed costings, and the total cost was just under $28,000. That didn't include a dishwasher (we had bought a Miele dishwasher about 12 months ago), but did include a Fridge. This was with somewhat upmarket appliances and granite, but the kitchen is quite small and we mostly got standard sized cabinets. Re: Need kitchen advice...desperately 7Apr 25, 2010 12:39 pm it's very hard to determine what is reasonable without seeing the plans or knowing what inclusions you want. Drawers cost much more than cupboards, for example. We upgraded and extended our kitchen a massive amount, and our UPGRADE cost was >30k - not taking into account the pretty nice standard kitchen that the builder includes. That isn't meant to scare - different finishes and inclusions can really make a massive difference to cost. I'd say reading through responses on here will probably just confuse and tear you apart. Your best bet will be to go to a few kitchen companies and get them to quote you. They advertise all over the place, so you shouldn't have too many problems finding a few! Re: Need kitchen advice...desperately 8Apr 25, 2010 12:59 pm We found Ikea prices to be fantastic we have base cabinets/pantry microwave cupboard 3m x 4m U shap ed kitchenplus a island bench all soft close and all drawers plus 40 mm caesar stone bench top which cost 9K with another 1500 to 2k for installation. They have a 25 year guarantee on cabinets and lifetime on the hinges Good luck with the planning! If you are not exactly sure of the design, go to a kitchen company who have a display and designers to help you, but keep things as simple as possible. Don't get carried away with all Blum and Hettich have to offer, and it sounds as though timber will be totally out of your budget, as will solid bench-tops. Laminates may come close, but without any appliances. Look at the appliance packages Harvey Norman or Northern's Plumbtec have on offer) If you are absolutely happy with your design, and it is very simple and straightforward, you could use IKEA or Bunnings or Wallspan. If it is a bit more customised (such as the walk in pantry area) go straight to a cabinetmaker who will be much cheaper than a kitchen company, as design is not inbuilt into his cost. Gawler Custom Cabinets have an excellent name, as do Kersbrook Cabinetmakers. If budget is inflexible, and you decide to use laminates, go to the Laminex Group showroom in Grote Street. They have trained interior designers who will help you put a scheme together, and laminates can look spectacular these days by using colour and contrasts. Im in SA too and we are doing a fairly big extension which will include a new kitchen. We are still waiting for our plans to come back but our builder has included $15K in our quote for the kitchen. Ive been really concerned that this wont be enough to do what I want as I have some pretty definite ideas about my dream kitchen! Our quote details that the $15K includes stone bench tops, 2 pack cupboards, soft close drawers and a fairly size-able island bench. We've had a lot of discussions with our builder about the kitchen / cost as I dont want to be in a position that we suddenly find our 'dream' kitchen costing $25K because he has under quoted. I feel pretty comfortable that we should be able to get what we want, but Im sure there will be a budget blow-out & compromise somewhere. Ours is slightly different to yours though as our builder will be organising the kitchen for us with a local cabinetmaker. This obviously makes a big difference to the cost. I think as others have suggested, a local cabinetmaker is the way to go. You will pay big money with the large kitchen companies. We did a much smaller kitchen 5 years ago and paid $15k then & that was with a big company. So I guess it remains to be seen whether my kitchen will be all I hoped for, for $15K. Im hopeful though. I should mention that this doesnt include appliances, but its only a cook top that we will need to buy as everything else is quite new. Good luck with the extensions. Hope it all goes well. Its exciting to think of the end result, but I feel quite sick thinking about the process (and the cost!). Let us know how you get on. But exactly how much a kitchen will cost is like asking how long is a piece of string. Ours will end up (it is in progress) close enough to $45k. That is factoring everything, Lighting $1700 Appliances $7000 (no fridge) Cabinets $20,000 Floors $4000 Plumbing $3500 Tiling $3000 Fixtures $2,500 You won't get solid timber for $11k and I think you will struggle for any decent cabinetry at that price. To be honest, if you have to get electricals, plumbing, appliance, cabinets, splashbacks and fictures paid for, $11k doesn't sound enough.
