Browse Forums Kitchen Corner 1 Nov 23, 2009 12:58 am We are putting our plans out to tender through a building broker and I'm considering excluding the kitchen from the tender, with a view to getting a specialist kitchen company to install after construction - partly to get a better kitchen design, partly in the hope that it will be cheaper than the builder doing it and partly so that I can make a value judgement on different components (soft closers, bench type, oven type etc.... ) myself once I know the different costs. (That's the problem with the tender process, I have to choose all the specs now, but don't really know the price differentials for various upgrades, but if we work all that out with the builder after we have chosen one, I'm sure it will cost us a lot more than if we had put the upgrade in the original spec if you know what I mean?) So my questions are: - can you get a builder to build a house without the kitchen components; and - is it likely to be cheaper to get a kitchen person in to do it after completion or to get the builder to do it? Thanks Re: Kitchen - have builder install or kitchen specialist? 3Nov 23, 2009 5:39 pm It is a tricky one, ideally you would design it and spec it up now so the builder would be able to obtain a better price and then take the responsiblity of all on site. It can get messy when you take bits of pieces out of the contract but it depends on how it is administered. Re: Kitchen - have builder install or kitchen specialist? 4Nov 23, 2009 6:36 pm Are you able to get the builder to give you two quotes, one including the kitchen and one without. He might have trade connections so it may work out cheaper. You would need to know exactly what you want in your kitchen so they can give exact quotes. Do you know how big you are having the kitchen? Do you have a rough plan in mind? I highly recommend lots of drawers and the soft close option. Re: Kitchen - have builder install or kitchen specialist? 5Nov 25, 2009 5:55 pm My kitchen was listed as a PC item ... so that we went out for quotes to get it built. Not sure if that is an option for you? Hi All, I just wanted to close this topic out with an update.
