I want to makeover the kitchen without replacing the cabinets if possible. I.e. I dont want to do a total reno. I just want to modernise it and get a good rent. I plan to: Replace the splashback as I am getting the floors tiled anyway. Get a new wall oven. Get a new stove top Replace the cupboard door handles. Put up new lights. Put up wooden blinds. Perhaps paint the cupboards and cabinetry. Perhaps replace the taps Is that what you would do on a low budget? Could you please provide feedback and ideas. Issues: 1.Could I just paint over the ugly brown tiles? 2. If I cant get a stove top that will fit in the hole from the old stove top (90cmx40cm) what would you recommend I do? 3. Similar with the stove, I would need to 'pack' any new stove i.e. replace the panel it sits in because new wall ovens are a lot smaller. Is that hard to do? 4. Has anyone ever gone with those spray-on bench surfaces that makes it look like granite? Is that good value? 5. Is it easy to replace those kind of taps. Would it make a difference? I have seen a few double ovens around, which may fit in there...again try googling to see what you can find. Haven't heard of this, but a few people in the past have looked at Granite transformations. Search the forum for Granite Transformations and you might find some info on costings etc. Quote: 5. We also have an older rental property and have found that just updating the taps really lifted the kitchen and for very little cost. Also you mentioned painting the cupboards. You will find lots of great info and good ideas from everyone and you came at a good time.
We did a couple of kitchen renos a few years back for similar reasons. Luckily DH brother is a cabinet maker so that helped. But what we did on a tight budget to tidy up was............. Replaced the benchtop with a new one....White New upright fresstanding oven and cooktop in one. Painted the splashback tiles white.....(there is a (I think its called) White Night product) you can prime the tiles with this and then paint over. We tested them after with screwdriver and the paint didn't chip or scratch. Retiled the kitchen/dining in the one tile so it looked more spacious. Used steel wool on the sink and it came up like new Replaced cupboard doors and handles Took down overheads and painted and put some wall shelves up so it felt more open. and replaced the light fitting. I think all up it cost us $5000 Good luck, its very rewarding at the end when you see the finished product. Well worth thinking about - if you are thinking about replacing appliances then I would definitely suggest that you consider upgrading the cabinetry to suit. If you just want to give your kitchen a bit of a cosmetic "freshen up" then stick to the painting/relaminating the benchtop and new handles. Since you plan for it to be an IP my recommendation is that you spend a bit more money on new materials at the outset as these will provide the most durable and longest lasting result with the least liklihood of maintenance during a tennancy. If you are going to replace your oven you will find that most new models are probably narrower as well as less tall, which means that you could gain a few extra cm by fitting a smaller wall oven unit - this design would also provide an oportunity for the microwave. Similarly rather than trying to find a 900mm wide cooktop to replace the existing unit you might do better to find a nice simple 600mm model and put the extra money in to a new benchtop instead. If you are looking at new appliances there are a few good "entry level" packages available such as those provided by Chef, or the Platinum range from Nover - which can include a new 1 1/2 sink and flick mixer for under $200.00 If you have a good dimensioned drawing of your space there are a few people around that can give you genuine indicative pricing for your specific layout. Definitely change the benchtop to white or else, if budget affords it, change it to stone. If your point is resale, then it would definitely go down a treat. If the sink comes up well with a good polish say bicarbonate of soda is really good then I would leave it and rather use the money for your appliances and benchtop. Get rid of the blinds. I believe you can also paint over tiles if necessary. Ask at the hardware store. There is not enough space the stand properly to cook. If you can (not sure if there are rules about this but someone will know), I would place the new one on the bench that's under the window. Much easier.

It's usually better to use an upright stove in rental propertys. The benchtop looks like our old one too but ours was a horrilble pink colour! You should probably stick your head in the cupboards and have a good look at the benchtop top and cupboards, as we ran into a probelm... There was a gap between the top of the benchtop and to where the cupboard doors started. Hence that big edge around the benchtop. So that may cause a probelm there. We ended up ripping the whole thing out and starting again! I would have a go at tiling! I've done it twice now and never done it before and I was quite suprise at how easy it is!! You'll be much happier with the result than painting the tiles. Plus you maybe able to pick some tiles up for a bargain price! You could really save some money there! I would replace the handles and paint the cupboard doors with laminate paint. There is a company that can cover the benchtops with a panel type of material that looks like granite... Have fun!! I used it to do my kitchen splash back tiles, cupboard doors and cupboard sides. Fix any chips/dings in your doors with some this then sand: http://www.selleys.com.au/Selleys-Knead ... fault.aspx Prepare using some wet&dry paper, wipe down with methylated spirits on a rag, then apply primer. It's got 1hr touch dry, 4 hour re-coat times. Next day apply top coat with a fine brush. Then later a second top coat. I found that for large cupboard doors I needed to work quickly to get an even coat before it got sticky and gave a slightly less than perfectly even finish. The primer goes on thick (water based) but the top coat (turps cleanup) evaporates quickly and also soaks into the primer (by design). Leave it a full week before use to allow the layers of paint to fully harden. It covers old patterns and pictures in tiles no problems. New door handles then make all the difference.
