I need to factor this cost into my budget but painting companies won't give me an estimate without seeing the house. We just need a ballpark figure for a 4 bedroom house with large open plan living area and formal dining room.
If anyone has had their house painted recently or knows a painter, then any estimates would be a great help. Re: House painting prices 2Sep 05, 2008 9:37 pm Hmm, well...we're getting our place painted, and I got 3 quotes...SORT OF.
What we're getting is 2 bedrooms (it's an apartment), large open plan lounge / dining area and short hallway. Walls only. No ceilings. No architraves, cornices or doors. We have some minor patching to do too for some cracks. Paint is standard on all walls except for one wall which is a Dulux suede feature. Quote 1 - by a building company that employs painters - $1,798.00 for preparation and painting, plus $360 for patching by a plasterer. Quote 2 - by a painter who does work for another building company but that company advised me to contact him direct so as to get a cheaper price - $850.00 plus about $300.00 for paint. Quote 3 - only obtained by email, and more for curiosity. They're another building company and they quoted $750 plus GST by my description. We chose Quote 1, cause Quote 2 was too casual (see my thread about "Is this painter too cheap?") and there were some issues. We have limited time and worried it wouldn't get done when we needed it. Quote 3 I would pursue but we've run out of time, as SO many places just don't get back to you. I spent weeks wasting my time waiting on people for nothing. We ended up choosing a painter for $6000. There is a lot of damage that needs to be fixed so it includes all of that work too. Our highest quote was $14,500 so there is a lot of variation out there! We have used him countless times as have many of our friends. Think that sometimes it pays to have a caryard - you get to meet some very interesting characters We are getting our builder to do the normal painting and then get our guy in to do all our feature walls. I'm starting to wish we'd got in a pro painter. I spent all weekend painting doors and am covered in white paint! It certainly seems like it pays to shop around with such huge variation in quotes. Re: House painting prices 10Feb 13, 2009 2:00 pm thanks for joining in here mate....my quotes received so far seems indicative of most of the trades around here...I was in the building industry but got out last year, but whenever I quoted the customer knew exactly what it was they were paying for and how much it cost...which is probably why I get so annoyed when I get cr*p quotes.

Would anyone know what the going rate is over here for a 4-bed home around 150sqm living space. 12 March 2010 - Land titles received 3 April 2010 - Signed building contract 14 April 2010 - Prestart 28 April 2010 - Loan approved 30 June 2010 - Slab completed 27 August 2010 - Brickwork completed 22 September 2010 - Roofing completed 30 September 2010 - Internal walls plastered 12 October 2010 - Lock Up 19 November 2010 - PCI 26 November 2010 - Handover 29 December 2010 - Moved In https://forum.homeone.com.au/viewtopic.php?f=31&t=32584 Re: House painting prices 12Jan 28, 2010 9:50 pm Theres alot of inconsistancy in the market place, look for the detail in the quotes you recieve. 150sq/m's im assuming your speaking of area metreage which would make the size of the home quite small....anywhere from 3 - 5k depending on different factors i.e if cupboard doors are painted doors or fixtures, how many build in cupboards, raised ceilings etc, not to mention damage to pine architraives or MDF arc's and plasterboard damage or movment cracks etc. that should be taken lightly though as one really needs to see a place to guage, generally theres a price average then it gets affected by different things like damage etc. Re: House painting prices 13Feb 18, 2011 4:41 pm We were quoted about $26,000 to have our house painted (could have been slightly more but I don't have the quote handy) Our house is 5 bedroom/ 2 bathroom plus largish study, small games room, theatre and activity room. It included sealing gyprock, coats of paint, architraves/doors/ skirtings/etc. Outside for eaves and ceiling in the garage, portico and alfresco. Needless to say we decided to paint it ourselves! Re: House painting prices 14Mar 04, 2011 1:01 pm hey , the reason why there are so many variations is because most contractors just eyeball the job and give a price without measuring the area and having a decent pre determined pricing structure in place. it makes sense to only pay for what you want accurately, however most contractors today cannot do so because they carnt be bothered for them its a gamble so they just chuck in a price and hope to get it ... what i could advise is measuring up your ceiling area length times with ( per room ) and get a sqm total for the house just ruffly. do the same for the walls, get a linel m figger for all wall area then muliply it by the ceiling hight for example 23 lm x 2.4m ( ceiling hight ) = 55.2 sqm . i dont know about others but S & A Painting charge between $ 9 - $ 12 sqm for ceiling area and walls depending on the materials. doors fames and such again is a separate price. hope this helps Glenn Re: House painting prices 16Apr 21, 2013 5:20 pm It is very hard to understand why painters charge different amounts for the same job. It all comes down to several factors either their personal issues (travel time, paint prices, wages) or if they see a bmw in the garage that usually inflates the price of painting your house. I suggest checking Supply & Apply Painters. They have an online calculator with a detailed emailed quote straight away online. Just measure up. Easiest and most simple method. Was going to do it myself but to put it bluntly... I can't paint! I ended up getting 4 quotes. 1 came in at $3000ish but was going to use a paint i hadn't heard of, the 2nd at just over $4000 but wanted to spray it, the 3rd (which we ended up using) came in just under $6000 using premium dulux paint, and the 4th at a laughable $12000 (what the?) But whether they use Dulux or not doesn't make a difference. Most brands have a premium range and nearly all painters only choose names like Dulux for your attention, but in reality using other brands can save you a lot of money without compromising on quality.
