I am renovating bathrooms & kitchen my 1984 3-bedroom/2-bathroom brick house with the ultimate intention of selling in 12-18 months. It needs painting (every room), as well as floor re-polishing and new carpets. I have had two quotes from professional painters at $5k each. Ouch! I do have a moderate level of painting experience (I have made the mistakes but have learnt along the way) so painting it myself (and prepping) does not phase me, so long as it will not take me months. The family has have moved out to another house and the rooms are pretty much bare (except bathrooms which are getting tiled now). Here is a photo of a typical room (prior to renno). Should I use roller/brush on the walls or should I buy a Wagner as suggested in this thread (Home Renovation & Building Forum • View topic - Spray Paint or roller). I have been told the stained trim and architraves will require two coats of undercoat before painting with desired colour. I suspect this is the bit that is going to be very time consuming. Should I put the effort in up front and mask it off and spray? The video from Wagner seems alluring Wagner Australia [WallPerfect W 985 E - Video] and I have a small Wagner that I have used for painting Lattice but never used it inside. Obviously it would not be an option in the bathrooms or kitchen, but for everywhere else it seems like a masking/painting time trade off. Your thoughts and comments would be great. As for the method, I find that a spraygun is probably not worth it. You have to be pretty good to get a high class cosmetic finish & taping up all the windows & trim would take ages. Then again, it may be worth spraying the undercoat all over walls & trims and then rolling the walls with the final coats & brushing trims with enamel. The actual brush & rolling of walls doesn't take very long. You're right that the time is all in the prep. Re: What method/sequence should I paint my rennovated house? 3Jul 27, 2011 11:33 am Hi Luke, 5k Isn't at the higher end of what you may expect to pay from what you have described. I wouldn't consider spraying if you havent tried before and if you are still considering it I would'nt waste my money buying a "handyman spray gun" I bought a little pot sprayer once for $60 to get me out of trouble with some lattice work which was fair but slow. Turns out the tips for them and most other tiny parts are worth a 3rd of the price of a new sprayer...! You can hire a good graeco professional gun (various size tips for ceilings, walls, frames etc...) for $150 a day... Buy the time you mask up windows, bathroom & Toilet, tile areas, kitchen areas, garage areas, remove door fittings and tape hinges, light fittings and so on (and refit and remove all of this) you will be half way done by hand. If your ceilings are reasonably clean you will probably get away with one quote. Depending on the colour you choose for frames you "may" get away with one coat of oil based undercoat tinted up to the gloss colour.. At the end of the day it is what every prospective buyer can see regardless of their knowledge. If it looks crap and its the first thing they see chances are they will start looking for other things. if it looks great chances are you may get what you want for it! Unfortunately painting does not hold a great deal of respect in the community and most consider themselves confident to give it ago unlike other trades. (due to paint companies and TV shows). It is important to remember however it is a Trade and an important one. Good Luck with it!
