Have been quoted approx $14K for 3 x 2 with lounge, study and family room. Average size house. THis seems quite excessive and just wondering if that seems about right these days? We live in Perth. It is not hard at all.. At a rough guess and without knowing much about the size of your house, you could have all the paint and materials required for under 2 grand. Every job is different but if it was painted 2 years ago, prep is going to be minimal. Are the cornices, skirts and architraves detailed? Likely the ceilings are not being done again? If fairly standard you should be looking at something like a room completed per day therefore about 7 - 10 days painting at around $350 per day so say up to $3, 500 labor and maybe $1,500 paint so around $5,000. Add $1,500 if the ceilings are being done again. $14,000 is a hell of a lot for an interior paint unless there are non-standard issues with the job. Re: House painting Prices 8Oct 15, 2010 2:47 pm Yes we planned on getting ceilings done also along with, doors, skirtings architraves etc as have specific colour scheme from friend (decorator). Also some accenting on painted exposed beams and possible specialised metalic paint in Mstr bedroom. Will get other quote/s to compare I think. Have painted one bedroom ourselves (see post - Painting Bungle ) but want professional to do the rest. Re: House painting Prices 9Oct 15, 2010 3:01 pm just read your other thread... sounds like you did OK on the walls and ceilings, but the arcs, skirts and doors (all the glossy stuff) you didn't do so well on.. have you thought about doing all the walls and ceilings yourselves and then getting someone in to do the gloss work? it may save you quite a bit of cash. Re: House painting Prices 10Oct 15, 2010 3:04 pm Thinking on the same lines with XT4V - might be worth doing the wall/ceiling painting yourselves and get the professional to do the enamel painting as is a bit harder to get the nice finish. In saying that it's not impossible. You just need do it the right way. I hate gloss, it takes a good solid hand and a bit of know how on how to pull the gloss through nice and even.. my dad does my gloss jobs for me, too hard for me lol. Re: House painting Prices 12Oct 15, 2010 3:17 pm there is a technique you need to follow and there are little tricks the tradies are using like feathering the last coat of paint to achieve the nice gloss without the brush marks. With enamel it's harder as well as you have to wait for the first coat to dry fully before doing the second one. Never apply the paint too thick in an attempt to cover the area faster - you will end up with runs... However that wouldn't account for tools and replacement of tools plus all the time they spend driving to the site and to provide quotes. I'm a tradesman and it isn't worth my while working for anything like $350 a day. The only trade I've come across recently who's rate was $350 a day was a tiler, and that was for prep work. We renovated out the back of our house and had the painters through in June. $320 per day. Most expensive quote we got was $380 per day, although one painters said $450 per day to paint the doors. Our tiler cost $50 per hour, our plumber was $60 and our electrician was $65. $100 an hour is a rate you would only pay for small couple of hours to half day type jobs. It equates to an annual salary of $192,000 per annum at 8 hours per day and no work on weekends. You won't find too many painters making that. If you are getting someone on site for 2 weeks you will pay no where near that much. Though of course at the end of the job this might be higher or lower depending how the hours to complete the job work out. Out of the $60 we keep about $25. In running a business these days and a lot of that hourly rate disappears real quick. 11% for workers comp premium, 9% super, 30%+ tax, 10% insurance, tools, licences, transport . There goes 60%. Time doing quotes, insurance obligations, tax bookwork and workcover complience, time getting paint at the paint store. Disposing of waste paint has risen from $1 to $3 per litre in the last 3 years. It wouldn't surprise me if painting the ceiling was included in the quote & in my experience with exposed timber ceilings (thankfully limited!) it will take at least 3 x the paint & 3 x the time. As far as how long painting an average house takes, I could do it in 7-10 days but the prep may take 5 days before hand (older houses). I'm not a professional, but I've painted enough houses to know that it's the prep time that makes the difference to the overall result. Re: House painting Prices 20Jan 12, 2012 9:36 am For those out there who continue to question a Painters (TRADESMAN) hourly rate it is about time you consider the costs in running a business. For instance public liablitiy insurance, professional indemnity insurance, income protection insurance,Tool Insurance, workcover, license fees, tool costs, book keeping costs, vehicle and fuel and the list go’s on.... We do NOT get superannuation, paid holiday leave, sick day leave... nor do we get paid to drive around the countryside handing out quotes left right and centre for tyre kickers! Recently I was asked to do a quote for a guy who needed his front door painted. After downing tools early from the job I was on to make time for him (costing me 1.5 hours in time + fuel = $70) he rang me the following day to advise me his next door neighbour could do it cheaper! So should I send him an invoice for the $70?? He then sent me an email of the door that his neighbour destroyed and asked me to fix? Err... Sorry was the reply. On the many occasions I have been quizzed about my hourly rate which is $40 ($15 below the recommended $55 by QLD MASTER PAINTERS) my reply has been this “If you can provide me with a satisfactory explanation as to why it shouldn’t then perhaps I will lower it”.... Guess what? All I here is mumbling and stuttering without a whisper of fact! I mean really, how can you come up with a comment like “Sounds a little expensive” without reason? There is an old quote for this behaviour “Better to stay silent, and let people think you're an idiot than to open your mouth and remove all doubt!” The fact of the matter is painting is a trade like every other. There are many years of experience required to master it. Unfortunately due to the DIY shows and other large organisations out there, painting is represented as “anyone can paint” I can assure you they Can’t. If you are going to choose the lowest quote out there be sure you do your homework... Ask if the person is indeed a tradesman to start with? Is he Licenced? A Quote in writing always is the safest as you know exactly what is going to be done for your money. I mean after all you aren’t going to buy a car because of its colour without doing your research are you? If you don’t you have no right to complain!!!
