Aubin Grove VS Success VS Hammond Park

Hello Experts,
I am now planning to buy my first home and am really confuse hence seeking someone help on below :

o My budget is around $490 K or maximum 500,000, please advise which are good suburbs that I can target to buy a property ,I don’t have any kids hence I am not after a large house
o My intention is to buy a home that will able to give a good rental return in case if I have to move out of the state etc
o Based on my research , I have shortlisted Success , Hammond Park and Aubin Grove suburbs , any comment on this ? among these 3 which one is better
o How is rental value of 3/2 as opposed to 4/2 home, I have seen a good home 370 m2 land very nice built , asking price is around 500,000
o How much we can bargain in current market situation ?

Please advise any other important points based on experience.

Success and Hammond Park are slightly older than Aubin Grove. All 3 have nicer areas and some less nice areas. Ive lived in Aubin Grove before. Currently building in Hammond Park but a new part of the area.

Can't really comment on the rental value but houses are going pretty cheap there atm.
