Cornerstone next to Harpley in werribee

I am thinking of buying a land in cornerstone which is next to Harpley , my question is the land prices quoted worth the value or it is just inflated to push artificial demand in the market ? Do the buyers struggle to settle the land and look for nominees to get out of contract from not so attractive development ? can anyone guide mo on this ?
