Browse Forums Real Estate 1 Aug 15, 2008 9:47 pm Got a young couple interested in buying our house, its not on the market yet but heard thru friends that we are moveing ,anyway their finance has been tentatively approved by HomeStart, subject to a valuation, we are offerring him the house $5,000 under our 'bottom line' as suggested by the real estate agent so very safe bet that valuation will be satisfactory.
Of course until a contract is actually signed they have the right to change their minds but seem very keen, they are getting house at a good price and they know it, it is nearly 50 years old but nicely renovated and well presented (if I say so myself ). We gain by not haveing to pay real estate agent commission, have open inspections,people thru our home,and being able to name settlement date that suits us, at this stage we have agreed on tentative date of Oct 28th, enough time for us to move into new house which should be ready in 3 - 4 weeks, and sort out belongings from here, and them time to sort out their belongings and terminate their rental lease. And market has slowed right down here, like everywhere I think, so although we could almost certainly get more on the open market, we run the risk of it takeing time to sell, in the meantime we would be paying interest on our new house loan plus unable to go ahead with things like shed, pergola, paveing, which we need funds released from sale to do. Yes, its a win-win situation, but the waiting is the hard part, have to go thru formality of form filling, red tape, valuation etc and all the time knowing they could still change their minds. I guess buyers are in the same boat, knowing we could change our minds or change the price (which we won't). One form is 6 pages long, full of silly declarations. I mean it is a standard residential property but we have to declare: is there any mining activity on the property, is it subject to a pastoral lease, does it contain Aboriginal sacred sites, is it subject to farming irrigation act, etc etc etc Re: sale of Helyn's house: update 5/9/08 7Aug 16, 2008 12:38 pm Fingers crossed for you - it will be wouth the $5000.00 not to go through the hassle of the realestate game, open houses etc.

Happy at Home Re: sale of Helyn's house: update 5/9/08 10Sep 06, 2008 12:18 am Well, paperwork and conveyancers move slowly but all contracts now done and signed by both parties, valuation was done today (HomeStart who are providing buyer's finance, insisted on one), valuer told us verbally on the spot that there would be no probs with the specified selling price so now just a matter of that getting put in writing for HomeStart and then, failing bizarre events such as buyer absconding the country, its a done deal!!

Sounds like you are on the home run now. One thing that I like to have in that situation is to remove any get out clauses once their finance has been approved. But it's not one to worry about, unless your house in in the wrong part of town No, there is no worry, its just silly, obviously a standard residential house in a town area will not have mining activity or sacred sites or pastoral leases, I forget the other questions but there were 6 pages of them, 99% of them ridiculous for most propertys Our new house is supposed to be ready in 2 - 3 weeks, hopefully at least by early Oct so we have a few weeks to transfer things from here to there, clean inside of cupboards, garage sale excess posessions here etc, and certainly by Oct 28th, settlement date on this property, or we will be homeless!!
