Yes, I love Queensland and Tassie as well. We have had many guests from Queensland and some of our best reviews are from them.
Yes it is colder but the big thing is that you don't get oppressive humidity and I do have a ripper of a fireplace that gives us beaut ambience from April to September. Also it is not as cold as some other places. In Primrose Sands over the last four years I know only once temp dropped below zero, yet we had guests from ACT saying they escaped minus 6. Having said that there are colder places in Tassie. If I could afford it I would love a waterfront home in Queensland as well

Property is now off the market despite the price being reduced $50,000 to $495,000.
It appears that the last sale was in 2007 for $550,000. Ouch!

Sounds like a dick-head. But - you have to decide how far you want to go. Is the grain/gutter really an issue ? Can you do minor thing that alleviates the problem ?
