It's very definitely an outer urban area. There may be long-term capital growth potential, but it will be much more volatile than other areas closer in. Whenever housing markets decline (and they definitely do, ,espite what real estate spruikers say), it's areas like these that are hit the hardest. I'd be very cautious about treating this as an investment. However, if it's for you to live on, and it ticks all your boxes, and is more affordable for you than the alternatives (and you can handle the commute), then it may be a good idea. Is the building cyclone proof? The Morton Bay Regional Council had effectively banned development in many coastal areas as it was bound by its insurer's requirements to adhere to the IPCC's projection of 0.8 metres sea level rise by 2100 in its planning scheme but a couple of years ago the State Government ordered to council to delete the 0.8 metre sea level rise reference. I don't know whether this still applies but it should be noted that the IPCC's projections have all been notoriously conservative. Many coastal property values such as the one posted have been kept in check by the growing community awareness of the cold hard facts about climate change. The image below shows what deception Bay would look like with a 1.1 metre sea level rise but note that storm surges pose the threat to coastal erosion and flooding and cyclones are getting stronger and coming further south. Two years ago, cyclone Marcia was only the 5th category 5 cyclone to make landfall in Qld and it also made landfall the furthest south of all previous category 5s. The people who bought old commission houses around the old Olympic village in Heidleberg 10-15 years ago are now sitting on a massive capital gains. The commission houses would be lucky to be on the market for more than 7 days. 3 bed 1 bath sh@theaps are going for up to 1Mil. If it's an investment and you don't plan on living there and are looking for ROI and long term capital growth it doesn't matter where it is. When I grew up people would have looked at you crazy if you said you wanted to buy a house in St.Kilda, Abbotsford or Yarraville. Totally different story now. If you are happy to sit back and wait for the area to gentrify it could be a great buy. If you are looking for quick growth and good rental returns, it might be worth looking elsewhere. The plain fact is that God does not make any more waterfront so get in if you found what you want. You can combine lifestyle with investment and this appears to be the one. I had been searching waterfront properties for sale in QLD, Vic.and Tasmania for 5 years for my sea change and always thought I would buy something in Qld. but ended buying absolute waterfront in Tasmania, right on the beach. Yes there were doom merchants trying to talk me out of it(even other RE agents) but I figured that the beach had been there 1 million years and would be there the same after I am gone. In any case people in QLD get hit by cyclones or flooding every couple of years, dont they? Tassie quite a bit different though. Not hard to buy waterfront there, Hobart and Launceston with combined pop. of 250K, are exposed to so much waterfront. .
