Buying a family home in Chirnside Park, VIC

My brother is looking to buy a house in Chirnside Park near Oxley Christian College and he has noticed there is a sewage treatment plant right next to the college and in front of the Chirnside Village. He is concerned about the odours or any health hazards in the area although I guess there shouldn't be as the kindergarten is right next to it. Also, would that affect the future value of the house although houses seem to sell well at high prices there just like any other suburbs in Melbourne. The Chirnside Village seems very nice to me.
