Browse Forums Real Estate 1 Oct 24, 2016 3:53 pm Hi, I am planning to get a H&L package at Gregory Hills from Eden Brae. I have deposited $2K booking fee but have not signed the contract yet. The Land is suppose to be registered by June ' 2017 and the housebuilding is suppose to start from Aug'17 and completed in Feb'18. After paying the $2K deposit we had to sign few papers. One of the condition was if the land is not registered by Aug'17 Eden Brae will charge us $750 per month until the registration takes place. They say this is to cover for the rising cost of building materials as they don't pass on additional costs to customer like other builders. The sales person explained this is a standard clause from Eden Brae for all their projects and not only for Gregory Hills. He said the estate has been running for 6 - 7 years and they don't foresee any delay. Did anyone had any H&L deals with Eden Brae? Is this clause standard? I understand Eden Brae is a reputable builder but I am not sure if I should go ahead. Please advise. Regards Re: House and Land package at Gregory Hills 2Nov 27, 2016 12:51 pm When you say 'supposed to be registered' who said that? When is the sunset date for registration? We are building with Oran park and our registration was delayed nearly 10 months, we registered 10 days before the sunset clause. We are not a H&L package but had signed a contract with the builder, we have ended up paying $8000 in additional fees....as we are only just about to start building in a couple of weeks time, over 1 year from the provisional build date. So in short...yes edan brae are correct and all builders will have that type of clause. All you can do to protect yourself is be informed and try and budget for delays. They will almost certainly occur! Re: House and Land package at Gregory Hills 4Dec 09, 2016 10:32 pm It does seem to be standard. We are building with another builder in Willowdale and I think ours is more than $750/mth but from memory i don't believe ours starts until 3 months after the expected rego date. Thanks again Simeon for being so elaborate. Appreciate it. Its gives us a very idea. Kind Regards 4 3608 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11012 13 6602 |
