I love living in North Lakes (even if I am moving haha) and just like any other place you get the good with the bad. I know nothing about Springfield Lakes but with Ikea coming to north lakes and with Costco etc and the Westfield expansion not to mention the train line north lakes is going to be a busy little hub. I did find out that Yarrabilba down south of Brisbane, was in excess of 70% investment properties, whereas a normal estate has around 30% investment properties. In any estate, excessive investment properties cause lower rental returns, which in turn leads to the lower end of the market moving in, which then means a lesser level of quality tenants start to move in. Ultimately that degrades the amenity of the estate. On the flipside, if the vast majority of an estate is owner occupier, chances are you will get a better return on your investment, both rent wise, and capital growth.
