The reason i chose off the plan , that gives some time for me save. But i have the following qustions with confusing direction 1. Is gov trying to remove the investers benifits like negative gearing ...etc , will it happen soon? 2. At current market 2bedroom units in blacktown and penrith cost me the same. Which is a better location for an investment in units 3.news on this morning says property bubble is about to burst. Even it says the unit price in 2018 will be cheaper than now. I dont know what to do? Should I wait? Hope there are people out there got very good knowledge and experiene in real estate. Please shed some light on this. It's closer to the City and the NW Rail Link being built should help the surrounding areas as well. Re the market. Some are saying it'll decline 6% over the next 3-4 years. Some say it will be flat. Yuo can also increase the likelihood of a crash buy refusing to buy at current prices, thus reducing demand, and hastening the correction. Personally I would not rush into an OTP now. What happens when it's finished and prices have softened? can you afford to make up the difference in price? The bank will value the property at that time. If you paid $500K and the bank values it at $450K, assuming an 80% lend, they will only lend you $360K (instead of the $400K you were expecting. It wouldn't be the first time buyer has come unstuck because of this. Wait!!! I'm hoarding my cash for a buying spree in 2019. But that's just me, I may be wrong, but have done OK so far. All of my investor friends are buying in Adelaide and Brisbane. They will take the CG gain from those in the coming years then return to Sydney after that. It will be interesting to see how the MANY OTP builds will hold up once the boom finishes. I might even buy one then (at a discount of course).
