Can anyone share tips on picking the right agent? What services I should be prioritising and how to know if I'm being taken for a ride? And they will usually sell you anything they have on their books to get it - whether it suits you or not. White goods, cars, houses, entertainment systems, etc...its all the same. Most people sell 1-2 houses in their lifetime. First, go to some open homes in your area and see if any of the agents are hopeless (you'll spot them straight away) or any that you like. Interview at least 3. Ask them what their sales technique is (price over $???, set price, auction etc) and what they realistically think it will sell for. Some will give you a high figure to try to get your business. And of course their rate of commission. Some people make the mistake of picking the cheapest as they think houses sell themselves. In this hot market (Sydney) maybe that's true. but a poor agent can lose you a sale. Then again, don't assume the most expensive is the best. Also- look at their advertisements of houses they already have listed, on realestate.com Some of them really do not know how to write an add or take a photo. There are agents I like to sell with and those I like to buy with. You don't want to have one of the agents I like to buy from. good luck. A saw a house on RE.com once and wasn't going to look at it because it looked like a little 3 bedroom home. It needed A LOT of work but that didn't scare me. It had one photo of the front (which looked pretty disgusting). Anyway I was in the area and decided to go to the open home. Well it turned out that it had a huge near new 5M X 8M brick extension right across the back of the house. No mention of it in the add. I went to the auction and only one other person turned up. I got it very cheap. I split the room in to a bedroom and a family room (making it a 4 bedroom, 2 living area house), did a 5 week reno and increased the value (after costs) by $50,000. I had one shocking experience of someone senior in a reputable firm, who talked "at" me for an hour droning on about the minutest detail of an auction he'd conducted the weekend before, which had absolutely no relevance to what we were selling. He just had this weird vibe that made me feel uncomfortable and nervous that he'd scare off potential bidders. A few weeks later I received this Christmas card Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Oh, and one of the others, from basically the most successful agency in our area, was impressive in person but his only follow up was a fill-in-the-blanks letter with such poor English that I wanted to claw my eyes out and/or attack it with a red pen. Oh and he forgot to put our correct address on it (had someone else's) and spelled my name incorrectly. So he was very quickly crossed off the list as well. For me it was all about rapport, clear communication and attention to detail. All pretty common sense stuff! We sold our house in November.. It was listed for 4 days, sold for $35k more than we expected in QLD simply because our agent was amazing... We chose him because we'd seen his for sale signs go up in our area and then sold signs go up within a week or two which made us feel that he must be a good agent. Meeting with him he had a great no cow manure vibe and also had a fantastic photographer and great advice on house presentation... Definitely take note of what agents are selling in your area and if they are selling quickly... Can you explain how this happened? My guess is your asking price was way too low to start with, which indicates your agent was hopeless. What would be even better is if you could PM me the address, so I can check the details for myself. But I wont hold my breath. As you can only talk to the realtor, find someone with a personality and skillset that you can WORK WITH. In the above, the 'senior' realtor who was talking 'at you', well he'll likely do the same during buyer negotiations with you. Above again, badly worded card (likely written by a junior to all 'warm leads'), negotiations would likely be email and 3rd parties. And if hes busy you'll probably go thru his PA. There are alot of assumptions here made, but all you have to go on is how they come to you. If you can WORK WITH a personality and they aren't completely hopeless (as above bad photo work of house) then you can only TRY. As long as your property has decent pics (touched up sky and grass, usually evening with lights on for the glow) and realtor advertisers on RE.com and Domain, has a sign board on house that is large and decent (pics too?) and holds open houses, then you'll find 95% of active buyers for your home. Hopefully they answer the phone and email enquiries that come in and followup ALL interest from open houses.
