I am interested in purchasing a property which is on the border of a small bushland reserve in NW Sydney. A significant portion of the property is "bush", there is only about 5m wide strip of flat backyard before the land starts sloping down into the reserve. On our land we can clear shrubs and trees according to the new 10/50 rule for bushfire prone land. The bush is not too thick so this isn't an issue, what we would need to do is put in a retaining wall and backfill to create more a flat space that the kids can play on. My main question is how much does having a bushland scenario like this affect property values? If I had the same house with full use of the land area would it make much difference? The expected value would be anywhere between $950K - $1.1 million. The agent is obviously trying to upsell the "bushland views" and not having a neighbour at the rear of the property, so I'm trying to find as much as possible to counter this view as we are looking at putting in an offer before auction which the owners are open to.
