I'm not overly experienced in purchasing houses, with this being my second, but am finding a real estate agents communications unusual so thought I would post a summary and ask for opinions...
Scenario - found a house we like about 5 weeks ago. It's old and needs a mighty reno. Given this, we conducted our building and then a plumbing inspection prior to any offers as we wanted to know what we were in for to help us determine what we think the property is worth... This process took 3 weeks and it has also taken 1.5 weeks to get finance organised. We have let the agent know all along how we were tracking and he know we have now arranged finance.
Property has been on the market for nearly 5 months and according to the agent (3 weeks ago) they had an offer $7k under the listed price (made about 6 weeks ago, so now 9 weeks ago) that got rejected. Due to some experiences we have recently had with 2 other agents on other properties & mystery bidders, I've become a little suss on what the agents advise so I don't know wether to believe if this has actually occurred or not...
Anyways agent said offers had to be in writing and he emailed out a letter of offer for us to compete if we want to make an offer. We have had some phone conversations but quite a few text messages & emails over the past 5 weeks. I have completed the letter of offer on Tuesday (so effectively 36 hours ago) and emailed it to the agent as well as sent him a text to say sent through the offer, here's what we are offering, terms, deposit etc ( we have offered $15k below the listed price as we believe this is what the property is worth, but would come up a max of $10k at a stretch....) 36 hours later and I've heard nothing - not even an acknowledgement of my offer, not even a 'got it' - crickets, nothing. Apart from just being downright rude, I'm not sure what to make of this, and how I should handle... The obvious is to just call and say did you receive it (he has to have as these are email and phone numbers I've been using already) but I dont want to appear too keen, but i also want to say what's your deal???
Lesson learnt - put an expiry on the offer...
I'm thinking perhaps he is stalling me to see if he can get something out of someone else....?
So, any advice on next steps?
