Any one can post some price indication? Any cost savings if you purchase before land release from developer? No experience with developers before? Can you negotiate with them after block has been released to be subject on soil test and your house design approval by their board? You've done your colour selections, house adjustments (moving walls adding alfresco's etc) generally you should already have finance approved etc. if you pull out at that stage you generally will lose your deposit I'm pretty sure. As to soil tests. Ill save you the hassle - Tuganina is mostly H2 with some sites on H1 and some on P at either side of the bell curve. Most of the west is poor to average soil to build on. Expect this, and forget about the hassle of getting developer standard contracts changed. As to size and frontages - Most larger blocks with those types of frontages out in those new estates are odly shaped, so you might get +17 meters at the front, but it tapers back out the back making it hard to fit some bigger houses on the land. Have you considdered buying two blocks side by side? I know the expense is there, but it would give you a much more uniform solution.
