Browse Forums Real Estate 1 Jul 09, 2014 7:32 pm We are about to put our 1year old house on the market. We have installed pendant lights to all 4 bedrooms plus 3 over the kitchen bench. The real estate agent suggested getting some light fittings for most of the other light fittings which are just the standard light globes. Will this make much difference to potential buyers? Yes I think some inexpensive light fittings will help avoid the "half finished/rush job" feel to the house. Get some cheap dome light fittings and put them on yourself... they may be cheap, but it will look heaps better when you have people coming through on inspections, as the house will look finished. We cant sign a contract to sell till mid september but would be good if we could advertise and get some people through the house. The agents give advice because they know what people look for and know what turns off buyers. It's not that they'll love the home, then suddenly look up at the ceiling and say "oh there's no light fitting, that's it not buying this one!" but certain missing bits can add to the overall feel of a home, and if it feels unfinished in any way, people can get turned off very easily. Without really putting a finger on what it is that made it feel that way... So they may not notice the exposed globes exactly, but they may feel that something is lacking overall. Maybe just aim for the main areas if you can? $150 ish might be a small but effective investment in competing with other homes for sale. Its that first impression that counts we sold our house very quickly and to be honest it makes the house look a lot better. You will recoup the money on the sale. I have never been one to "dress" a home but I did add some items to the home, probably spent a about $800 on pictures, mirror, throws etc, but it make a big difference to the photos... Re: light fixtures make a difference when selling??? 9Jul 10, 2014 3:21 pm I have to agree with the others; whilst light fittings may not be the deciding factor when purchasing a home (after all, they are easily replaceable) they do add to the overall lived in and homely "feel" of a property. Is it really that hard to go down to your local lighting store and get a few of whichever DIY fitting is on special? As for installation time, it's about the same time as replacing a light bulb. I personally have a dislike for bare bulbs and those plastic hat thingies that builders use so I put in light fittings as soon as I moved into my new home.
