Have found land that I'm very interested in, and I'm considering making an offer to the vendor. One issue with the section 32 is it falls within a Restructure Overlay. Upon some research I've realised it's due to the fact when the plan was first made, the parcel of land had 2 lots making the one address. Yarra Ranges now consider this inappropriate and have put an RO on the property, and schedule seems to state prior to any dwellings being constructed the lots must be consolidated.
My questions are;
1. Is the application fee all I'm looking at paying for this?
2. How long -should- this take to delete this arbitrary line?
3. If they're basically forcing me to do this, can I really come up against any opposition?
4. Can I submit planning application from my developer at the same time as the consolidation application or will this cause issue?
5. Can I begin planning/building considering I would own both lots on an envelope across both lots if the planning permit is granted prior to the consolidation (if that ever happens haha)?
